I'm Just a Small Fish In a Big Pond, But I Can Swim Too

This message is for home sellers and small real estate firms everywhere.

For Home Sellers
Please know that listing your home with a BIG franchise company does not guarantee the sale of your home.  If you chose an incompetent or less than capable agent who works for a BIG firm, your home is likely to be just a sitting duck ust like it would be if you listed it with an incompetent agent at a small firm.  Please know that small firms have agents that are just as competent as your perceived notion that bigger is better.

What really matters is that you select an agent that you can have confidence in no matter what company s/he works for whether big or small.  What matters is that you hire someone based on their merits and who can stand on their own without a dependence or reliance on anyone else to get the job done (outside of co-operative relationships ).  The truth of the matter is that real estate agents sell homes NOT the companies that they work work for.  I only use the phrase "work for" because that's how you view it.  The fact is that most agents "work for themselves and NOT a company.  Did you know that?  Chances are that you didn't.  In large part, real estate agents are independent contractors (IRS reference).

For Boutique Brokerages
You have to feel confident and competent every day of the week  and know that you have just as much to offer as any competent agent whose license is held with one of the the BIG dogs.  You need to be mindful that it's not the company that you keep, it's what you do to keep the company that you have and in many cases, the company is your own.

FOR BIG BOX BROKERAGES
This is not a jab at you. Trust me it's not.  I got my foundation at a BIG BOX firm and I don't regret a minute of it.  I learned valueable lessons there.  Lessons that I will carry with me for as long as I remain in the real estate business and beyond. But know this:  My learning experience did not stop the day I parted company.

Amen to that. Size does NOT matter when it comes to agents or whomever you choose to do business with. Area knowledge, demeaner and personality are just a few of the things that will seperate you from others.

So funny that you wrote this.  I have one in Draft mode about the difference in my business and my focus in being a small botique as opposed to when I was Re/Max.  Different way of doing business, different way of looking at clients, just completely different.  It is the individual that makes the different no matter who you work for.  There are good and bad in either, but my personality is so much more botique.

Thanks David.  I mean think about it.  If an agent ran a well run organization with a big box firm and then left and started their own company.......wouldn't you think that person would still do a good job.

What's really funny Mimi is that I started this post about 3 or 4 weeks ago and it's been sitting in draft mode with nothing more than a title (until today that is).

Charita - And a great title it is. You are so right on the competency of agents. I am in a the BIG FISH category but just because we have 140 agents in our office does not mean they are the best of the best, I know nobody is reading this from there because I am the only AR blogger in my office so I am safe.

I am the only competent one. Just kidding. But it seems that way sometimes when I have conversations with some of the veterans.They don't have a clue sometimes.

Charita - LMAO at Ken's comment.  Because Ken and I are in the same market (Los Angeles & Ventura counties), I am well aware of his office and the agents (have worked with and across the table with many of them).  CB is a whale in these parts and while they are a great agency, I would never work there.  When I finally make my move to real estate, I have already chosen the small boutique brokerage that I will hang my license with.

Ken as an agent with a BIG FISH company, I appreciate that you are stepping up and acknowledging this.  I still know plenty of agents with BIG FISH companies that are not making a difference and that i wouldn't trust to sell a rock.

I don't blame you Donne for going to a boutique firm.  I'm not knocking the BIG FISH at all. I'd just rather swim in friendlier waters.

Charita, I just loved your post!  I moved from a very large brokerage to a smaller boutique firm and it was the best decision I ever made.  And you are right, there are incompetent agents everywhere, in large firms or small firms.  

Reminds me of the old adage "What do they call the guy who graduated LAST in medical school?  Answer:  Doctor!"

I love this Charita. I, too, started at a big brokerage, and although I learned a lot, I decided to strike out on my own as well. California is an escrow state and I have spent over 7 years running an escrow desk. You could not imagine the broad spectrum of agents I have encountered.
