I think in todays market the Home should look perfect and move in ready unless your willing to take a lot less for it. Anything and everything is an excuse to pay less.
Debra--yes, I have seen that glazed look many times. I wonder though why it is so much easier to take the price reduction than to do the work up front. Never have figured that one out.

Janet, Do you think we sometimes give the sellers so much on the To Do list that we overwhelm? It's my policy to call back the next day to see how the sellers are feeling. I think it's one of the most important calls I make to them. We revisit the top 10 list and take it one step at a time.
Here's one comment from a client, "Thanks Deb for the top 10 list, it was most helpfull to know exactly what to concentrate on. We're busy and checking things off the list"

Debra - I think letting clients know that you are a "full service" staging company, and can lessen their burden is great. Creating a top 10 list in order of importance would be really helpful for clients. If they could even get the first 5 points accomplished, it would help enormously.
Like Sally, I try to summarize and prioritize what needs to be done so they have a short list - then can move on as these things are done. Your photos point out the necessity of fixing walls - especially in older homes, where people might look for "problems". Julie

Debra ~ I can't imagine a buyer being interested in the "before" property ... all you see are flaws. The "after" is sleek, stylish, and looks move-in ready! Nicely done!
