If you've ever driven down Edsall Road heading west towards I-395, you may have noticed two entrances to a neighborhood called Overlook. 

 

But chances are that unless you were specifically looking for a townhouse in this area of town, or you were just up for exploring and a short detour, you've never toured this great community of houses on a hill.

 

 The houses in Overlook were built between 1998 and 2000 and while they have an Alexandria address within zip code 22312, they are within Fairfax County.  Each entrance (the one on Timber Forest Drive and the one on Winterview Drive) leads to a separate Overlook community, although they both belong to the same homeowner's association.  The two communities are linked by the walking paths and many trails through the woods, but each has slightly different character.  

 Within the Winterview Drive entrance lies the more expensive and larger townhouses as well as some delightful semi-detached "patio homes."  Entering through Timber Forest Drive, you'll drive up a hill to a mix of garage townhouses, smaller townhomes, and condominiums (some on two levels that feel more like a townhouse than a condo).  

 

 

 

 

Both areas share expansive green space and recreational areas including tennis court, pool, community center, playgrounds.  On walks around the jogging trail, neighbors walk their dogs, exercise and mingle with their friends.  If you're lucky, you may even catch glimpses of deer while trailing throughout the small forest between the two Overlook communities.  The jogging trail also incorporates a nautilus exercise and fitness route.

 

 Overlook's Location 

  • Overlook is conveniently located less than a mile from I-395, close to the Capital Beltway, and I-95.
  • Only 1.5 miles to the Van Dorn Street metro stop, there are bus routes along Edsall Road that make transportation a breeze.
  • With only 12 miles distance from Overlook to The White House, commuting to Washington D.C. is much easier than you might think. 
  • Old Town Alexandria is only 5 miles away.

Prices and Homes for Sale in Overlook

There are 7 homes currently for sale in Overlook (6 townhouses and 1 condo).

The townhomes are priced between $510,000 and $619,000 and the one 2 bedroom 2.5 bath condo is available for a listing price of $407,000.

 

 

 

5261 Cozy Glen Lane
is a spacious 3 level townhouse with 3 bedrooms, 3.5 baths with a 2 car garage.  The kitchen features corian counters and ceramic tiles.  The home is priced at $619,000.

 

 

 

Right next door and also for sale is

3 levels with 3 bedrooms, 2 full and 2 half baths a 2 car garage and brand new carpeting.  This one is priced at $585,000.

 

 

 

 

 

 Over twenty-five homes have sold in Overlook throughout the first 9 months of 2007:

8 condos sold at an average price of $410,561.

3 non-garage townhomes sold at an average of $476,633.

14 garage townhomes sold at an average price of $551,446.

1 large patio semi-detached home sold for $905,000.

I've done two inspections in Overlook and can say that these are truly special homes.  Well built and at least the two that I did, well cared for.  The life style in this community is one that most people will love.
