The old adage Location Location Location holds true in 2005 or now , The new mantra should be Listing Listing Listing Rentals Rentals Rentals and if agents work day include 3 hours calling expired,2 hours fsbo's 3 hours floor time ,they will not only survive but prosper ,Trouble with 95% of all agents who got there licence they was taught to be order takers ,not order finders ,to many fellow agents are working in Home Depot, Lowes Olive Garden etc most we know really need a steady income but why is it that some make it some don't, all the one's I've interviewed say the same thing "Market's dead no buyers " etc i say talk to agents who seem to be making it they all have the same in common as follows:
1...time management (you have 8 hours split it up to whats going to make you money now or later(called filling your basket ) example 2 hours call expired listing ,1 hour looking for FSBO;s in the morning,i hour looking for FSBO,s on the way home ,3 hours your office floor time walk in free leads ,open house sitting on any days your free not only on week end . the top agents have a trick this is it they now what they are doing one hour to the next,
2..."Doing what others arnt doing and doing it well" sounds like a rap song but it the agents who are going outside the box ,taking all the listings,door knocking,going to builders to offer to do floor time that way builder isnt paying a salary hes got you for a 3% COMMISSION.
3...WE ARE FINDING THE BUYERS ARE THICK ON THE GROUND WE SEE THIS FROM THE MODEL BUILDERS CENTRES OUR OFFICE MANAGES ,WHAT CAN I SAY SOME DAYS NO PEOPLE NEXT DAY 11 COUPLES COME IN WITHIN 3 HOURS OF EACH OTHER
4...Training Training Training most boards of Realtors have free or cheap classes ,if your office doesn't have classes ask your broker to put on classes, we are lucky to have video live classes which are interacting one week then every other week agent classes to get your licence.
