It won't be long before the Kingsbrooke swimming pool is open and the smell of sunscreen is wafting on the summer breeze.  Before you get lost in your summer daydreams, let's take a look back the resale activity of single family homes in Kingsbrooke for the month of April.  Unless otherwise noted, comparisions will be made to last month's report, March 2011.

KINGSBROOKE ACTIVE SINGLE FAMILY HOME LISTINGS

2 Active Listings

1 Regular Sale, 1 Short Sale

High List Price was $399,900

Low List Price was $300,000

Average List Price was $349,950

There was one less active listing in Kingsbrooke single family homes during April compared to March.  As with March, there was a split between the inventory being Short Sales and Regular Sales.  The high list price decreased by over $25,000, while low list price remained the same.  The average list price was over $20,000 less.  As always, remember that list prices are suggestions.  The most important indicator of market value is always seen in the sold column.

KINGSBROOKE SINGLE FAMILY HOMES UNDER CONTRACT

2 Listings were Under Contract

Both Short Sales

High List Price at Time of Contract was $329,900

High Marketing Time was 117 Days

Low List Price at Time of Contract was $250,000

Low Marketing Time was 42 Days

Average List Price at Time of Contract was $289,950

Average Marketing Time was 80 Days

Just like the month of March, April saw two Kingsbrooke single family homes under contract, and just like before, they were both Short Sales.  High, low and average list prices and marketing times are the same as last month.

KINGSBROOKE SOLD SINGLE FAMILY HOMES

2 Listings Sold

Both Regular Sales

High Sold Price was $400,000

High Marketing Time was 47 Days

Low Sold Price was $397,000

Low Marketing Time was 7 Days

Average Sold Price was $398,500

Average Marketing Time was 27 Days

Just like last month, two Kingsbrooke single family homes sold during April.  This time, both were Regular Sales.  The high sold price is exactly the same at $400,000; high marketing time was twenty days shorter.  Low sold price was $8,000 higher this month; low marketing time twenty-three days shorter.  Average sold price saw a modest increase of $4,000, meanwhile average marketing time has seen a twenty-two decrease.  Kingsbrooke single family homes are in demand and selling quickly.

Barbara:  If the key is to get recognized as an area expert, you can't just cut and paste.  Make sure you have a basic post about the communities you are reporting for to link back to as well. That way, Buyers can see what the neighborhood is all about.
