•·       How much will I make?

So in your listing presentation do you also include a "Seller's Estimated Net Proceeds Sheet"?

Yes I do provide several strategies, full time agent here too, but I can always eat especially in the luxury second home market with or without a closing.  For me the key is finding just the perfect spot for the buyer or helping the seller with bleeding edge marketing to ensure every prospective buyer learns of the home. Still time is not the same for second home market as for others.

Gwynn...I do provide a net sheet too.  Sellers do want to know what they can expect to walk away with.

Mary:  You are a rare one to provide several strategies...your clients must be very excited to have YOU as an agent!

Bruce:  Haven't had a crier yet but it could happen if they don't see what they will make on their home BEFORE we get to the closing table.

Kim:  Just as everyone else those sellers want to know how much will come back to them on that home investment!  Glad you provide the net sheet.

Gwynn, I also provide a net sheet and most of the time, the seller's eyes light up in unbelief.  I say it's better to be upfront with them than give them unrealistic expectations.

Trang:  I totally agree with you....I've met too many sellers who think they're getting the entire amount the contract is written for!
