How many homes do you have to show before you write a contract?? 20? 30?

I guess it helps to reallly know your profession, being in sales long before I became a Real Estate Agent may of really helped me in this profession.  It really helps to know all the areas of the suburbs too. 

When a client calls me on the phone, I start to identify what area and what kind of house they are looking for instantly from what they are describing.  If I am not a the computer looking up their criteria, my mind is thinking of everything that I saw last night on Metrolist that would be of interest to them.  It is funny how just looking at a house, the way it is built and the caracters of the yard, you can know where it is and in what part of town.  Does this happen to you??

Usually, when a client calls and describes what they are looking for and what area, it is easy to get a small list of homes to show them, before writing a contract.  I hardly ever, show more than 15 homes to a client, before they want to offer on one of them.  It has been so nice that it happens that way, I think a good agent has the ability to pick the top 10 or 15 houses, the best of the best and write on one of them.  Maybe it is luck, maybe good fortune, I don't know, but I like it. Maybe it is being a good listener.

Duane,  I don't see a set number os showings. I have written contracts  on less than five and shown over 30.  Some individuals have a difficult time in making a decision and some just get cold feet when its time to sign an offer.
