Orange County, NY New Homes: Townhouse Communities

Townhouse communities have evolved from what some considered to be "first time" home ownership to resort-like havens with luxurious clubhouses and lifestyle amenities that include full maintenance of the exterior with snow removal from the driveways and walkways, manicured landscaping around the homes in addition to superb convenience to commuter transit, shopping and schools. Two communities that match the modern needs of townhouse buyers are now for sale and set to take Orange County NY Real Estate by storm. 

Brighton Green - Brighton Green is a new townhouse community in the town of Newburgh, NY. I have visited this community well over a dozen times in the past year or so and for good reason. There are four models to choose from with the Aylesford, 1,751 sq.ft. (approximate), priced from the mid-$300s to the Eaton, 2,314 sq.ft. (approximate), priced from the high-$300s which are designed to fit a variety of lifestyles. For example, the Aylesford model feels more like a Manhattan luxury apartment with an open layout and beautiful hardwood floors leading into the living areas while the Eaton has an entertainer's dream vibe to it with a shared living and dining area, huge kitchen with island and family room with fireplace. All of my clients who have viewed the community love the finished walkout basement options on certain homes because it creates an instant "rec room" space that's private from the rest of the home. The sidewalks throughout the community make it very easy to socialize with other neighbors when you're outside and the clubhouse with pool and tot lot gives you a spot to unwind without having to leave the community. Highways and bus transit to NYC are only a few minutes away while the train to NYC is about 10 - 15 minutes out.

The Grove at New Windsor - I really like The Grove at New Windsor for all of its current lifestyle amenities and the immense potential for home value appreciation thanks in part to its location. I had an opportunity to visit The Grove at New Windsor with a client recently and their models are stunning. I've always been an avid fan of their Belmont model because it's a great open space that flows into a two story family room. It's a nice, contemporary floorplan with a beautiful kitchen and amazing master suite. The best part of all is the starting price of the community with homes priced from the very low $300s. Located only a couple minutes from Stewart International Airport (JetBlue!) and easy driving distance to the Salisbury-Mills Cornwall train to NYC, The Grove at New Windsor is perfect for NYC commuters. One of the greatest reasons why I recommend The Grove at New Windsor to my clients is the expectation that once New York International Plaza grows to its full potential (that would be hotels, medical offices, data centers, commercial office space, light manufacturing, retail shops and restaurants) the home values will sky rocket. Of course the luxury amenities of the community also stand out: state of the art fitness center, outdoor pool, tennis court and lounge to name a few.

It's a truly exciting time to be a new townhouse buyer in Orange County, NY and I look forward to watching both areas grow as it will bring more opportunity to the area and may help Orange County evolve into a place where residents of these new townhouse communities will be able to work and live.

Thanks for the info. I get brochures and e-mails for new developments, but I have more  trust in the opinions of someone who's been there and is not directly associated.
