Buyers ask, "When should I buy?"

There are a few fortunate folks who are able to buy a home today, but they're not convinced that this is the best time.  Many of them are ready to declare independence from the dictator who is affectionately known to them as Mr. Landlord.  They want a yard and another bedroom and a dog.  They wish they had some control over what they can do to the place they call home.  They might want to paint the walls colors that scream independence.

Other folks still have some equity in the home that they own, but it's lost a lot of value.  They need more room and can afford a larger payment.  Some want to move to a neighborhood that seems a better fit, or is located in a school attendance area they really like.  But they're just not sure this is the right time to pull the trigger.

Maybe you're reading this and thinking it looks a little like your present situation.  You are having a hard time trying to put the pieces together and wonder when and if it will ever be the right time to make a move.  You really want to upgrade your lifestyle, your standard of living.  How do you decide what to do?

Well, there are a lot of analysts and economists and Susie Whatsernames out there ready to help you come up with a way to calculate whether you should or should not upgrade your life.  Some of the calculations are complicated and some are not.

Here's a mathematical formula that is guaranteed accurate, and it's fairly simple to use:  You will enjoy the upgrade to your and your family's lifestyle for a certain amount of time starting now.  Let's designate the letter L as that amount of time.  Tomorrow, when you wake up, calculate L - 1.  Of course, some folks won't wake up tomorrow and this formula will no longer be valid for them.  We never know how many L - 1's we have left, but we know that L will never be a higher value than right now.
