Are You Reviewing your HUD-1 Prior to Closing? Is The Property Address Correct?

If you aren't you should be!  Of course you want to make sure your commission is correct.  But, I recently reviewed one, and they had the wrong property address on there.  Yes!  The wrong address.  I stopped everything right there.  I'm not even reviewing any numbers... first things first.  With as many eyes that were looking at it, Title company, loan officer, closing department, other agent, nobody saw that?

I read another blog post where they actually closed on the wrong house!  Somebody in that chain, even the buyers should have caught that at closing.  But if no one is paying attention, nightmarish things can happen.

I was able to get my HUD-1 coreccted in time.  I don't know if they did the wrong title search either, but I know it was correct at closing!

Here's to demanding that HUD-1 48 hours in advance, not have it printing out as you are walking into the title company!

At the end of the day they will never remember that someone else screwed up, but they will remember that you did!
