LP MAMA- Easy to remember!!!

Remembering LP MAMA might help when your scrambling and that buyer lead calls you.

I think I heard this from Gary Keller.  I ran across a half sheet of paper (shame on me) and I wanted to share the notes. 

When you first speak with a buyer lead remember to ask and find out the important stuff... LP MAMA

LOCATION-  What home the buyer is interested in?
PRICE-  What price range they are shopping in
MOTIVATION-  How motivated are they to buy a home
APPROVED-  Have they been approved for a loan
MORTGAGE-  What is the mortgage amount they have been approved for
AGENT-  Do they have an agent they are working with

The Acronym... LP MAMA

Even if you are doing notes on scratch paper you should be able to remember the important stuff when the buyer calls

L- Location
P- Price
M- Motivation
A- Approved
M- Mortgage
A-  Agent

First, kudos for sharing! It is much easier to find things through an internet search than by looking through pages of notes. This is a Keller Williams concept and I wanted to elaborate because it is just slightly inaccurate and the most important part is the part that is missing. The first few pieces are correct but the first "A" (not the second A) is "Agent". The "approved" piece is part of the "M" for Mortgage part of the conversation. Your goal is to get an appointment and so the second "A" is actually "Appointment" like this;
L - Location (clarify the location in which they are interested)
P - Price (clarify the price range in which they are looking)
M - Motivation (why/when? do they also have a house to sell?)
A - Agent (are they already working with an agent? have a buyer's rep in place?)
M - "Mortgage" or "Money" (how are they paying, are they approved, how much?)
A - Appointment (the goal of this whole conversation is to get the appointment which is why this is your closing - ask for an appointment or if you've done your job well enough, get the buyer's representation contract signed right there!)
