I think I heard this from Gary Keller. I ran across a half sheet of paper (shame on me) and I wanted to share the notes.
When you first speak with a buyer lead remember to ask and find out the important stuff... LP MAMA
LOCATION- What home the buyer is interested in?
PRICE- What price range they are shopping in
MOTIVATION- How motivated are they to buy a home
APPROVED- Have they been approved for a loan
MORTGAGE- What is the mortgage amount they have been approved for
AGENT- Do they have an agent they are working with
The Acronym... LP MAMA
Even if you are doing notes on scratch paper you should be able to remember the important stuff when the buyer calls
