Teri,

Very cool home... any idea on a go to person for a refi in the area?  We're on 5 acres with 265' with a 2 story and some putz of an appraiser from South St. Paul came up and undervalued by 30%.  Comps were provided, but Ham and Clear Lake were used - not even close.  Acreage comp was not even on water.  There goes $500.  Hope you might have someone to suggest.
