No, I'm not the listing agent- why are you calling me??  Have you had that conversation recently with another agent whoWaterfront home calls you to see a listing that you have in agreement and you represent the buyer!  It is so bizarre...I hadn't looked at the listing to see if the listing broker had put it into pending yet.  We just got the signed Purchase & Sales back from the bank today ( one day turnaround on a REO- how do you like that one!).  So I check our RI MLS system and yes, it has me as the buyer's agent and the listing agent as it should be as THE other Broker.

I listened to my voice mail again, feel sorry for this poor guy listening to him moan from the phone that his buyer really wants the house... how they waited too long to look at it, his buyer really wants the waterfront home and on and on it went.  He didn't even come up for air! 

Well the right thing to do is call him back which I did.  Yes, most agents would have blown him off as another stressed out realtor who shouldn't be in the business if he can't even read a MLS sheet correctly, right?!

Oh, and so the conversation on this return phone call went....Thank you Virginia for calling me back and on about calling on the lockbox code, missed the house because it was priced slightly higher than my buyer's price range was, really wants the house- should have stopped him there...and I tried... really I did...Gary, I am not the listing agent- did you listen to my voice mail I left you?  We just got the P & S back from the bank today, it is good to go unless the inspections show something we are not expecting, call the LISTING broker back by Friday and see.  Or just watch the MLS system for the property and it will go active again.  But it looks pretty solid, I said- great buy for a waterfront home and we grabbed it.  Thanks again Virginia, you'll let me know if it falls through for the buyer - do you have any more in this price range that are coming on the market?....oh, it's 7:15 p.m. and it has been a long day ( I haven't even had time to think about my blog post for tomorrow- I became inspired right here)...sure I'll let you know.  He really shouldn't be in real estate.  But I just got my blog post for tomorrow.  Now how was your day??  No I'm not the Listing Agent- Why are You Calling ME??

I advertsie on zillow and Trulia and have received calls from agents.   After a brief chat, I tell them to call the listing agent.  Often time these folks are part time and don't pay to have the MLS or lock box so they are desperate to have someone show the property to their clients.

Thanks all...it is one of the experiences you should log down in your crazy real estate experience books...just so you know in RI you can see who has the other side of the transaction prior to closing...agents do continue to show homes that are not truly in 'pending' yet but still negotiating an offer....

Ginny - I was kind of surprised by your comment to BLiz (#6). We don't record the selling agent in our MLS either ... until after closing. Why is that so strange? The buyers agent isn't the selling agent until the home is actually sold. I guess you could say it is strange to me that any number of agents could have the role of "selling agent" if a house goes in and out of escrow more than once before closing. You wouldn't have had this encounter if your MLS didn't ask for the selling agent information until after close. And until that time, nobody else really needs to know ... do they? I'm just saying ...

Would have been a great deal if you had a listing that fit them!! It's amazing that people don't read the entire listing to see who the real listing agent is, even most IDX services show the originating Broker.

One thing I would like to say about the agent that mistaked you (somehow) for the listing agent is obviously they were confused and as being the representative of their buyers they are just doing their job to get the information correct. No body is perfect and we all have our off, ditzy days. I say give the agent a break! He is working just as hard as the rest of us, nothign wrong with that. :)

Two possibilities: One is that he didn't read past finding a name. The other is that he thought you'd feel so sorry for him and his buyers that you'd tell your buyers to withdraw so they could have it.

I just wonder how new he was, or if he was part time.  I don't understand how you can truly represent your clients part time.  If his clients knew what he did, it would not look good on his resume.

It is so interesting to read everyone's different take on this agent calling me...they are all great possiblities and gets the mind to wondering...i do believe, even if he was clueless, it pays to always treat everyone better...other agents will want to work with you to do a deal over another in many instances...thanks all!

Lots of people only see what they want to see, read what they want to read, and hear what they want to hear. As a home inspector, I often have to deal with that.

I expect alot of buyer-calls off the IDX on my site but what's weird is when I got a call from an agent about 'my listing' and when I told her I don't have such a listing. She argued with me!  She said her client sent her the page from my site so it's obviously my listing.  OK- I'm lying, it's my listing?!  Right!

Ginny - nice of you to be so courteous. Some just need a little more help than others. Your MLS stats must be unreliable as to selling agents if you list the buyers agent when a property goes pending. We often have deals fall out of escrow and need to start over so the selling agent is not listing until the property closes escrow.
