Well this is an article I read recently, from the many well written posts to blogs on Active Rain.  I am using the re-blog feature here, so others can also learn a few things each day as well.

I got my first call and I'm going to the dance.

 

I wrote several consumer blogs last week and SEO'd them according to Active Rain recommendations and the results were nothing short of amazing. Each blog got to the first page of Google within 24 hours andanced a couple of them are in the top spot.  Imagine my surprise when that happened, because everything Active Rain taught me to do was contrary to what I have been taught in the past by the "experts".

Well, to make it even more amazing, my Homepath Mortgage in Atlanta, GA blog that I wrote and posted to my outside blog last Wednesday got an inquisitive buyer to call me two days later. He called to get some more information about the Homepath program and asked for some particular details. We had a pleasant conversation, he thanked for my time and exclaimed he would call me when he is ready to move forward.   That conversation was last Friday afternoon and I though very little of it. It is now Monday morning and I checked my voicemails to find two messages from him.  By the time I was ready to call him (about 15 minutes) I got an email from him asking me to contact him.

I called him back and he told me he found a property over the weekend and he is ready to make an offer on it. His next question was what does he need to do and what do I need from him in order to get him pre-approved? Needless to say I was thrilled. I asked him all the pertinent information to determine what documentation I need from him. After the initial questioning, I determined what I need from him and gave him the list as well as emailed to have as a checklist. He will be getting me the documentation by the end of the day and I will get him the pre-approval tomorrow, assuming he qualifies.

I don't whether or not he will qualify or the deal will actually go through, but jut the fact that he called me from a blog I just posted less than a week ago is nothing short of amazing to me. To make it more interesting, he works for a local credit union and his mother is an underwriter for the same credit union. How wild is that? I've done mortgages for bank employees before, but they usually came as a referral, not cold off the internet.
