By virtue of you reading this post, I know you are aware of the importance of the Internet.  But are you aware of how important it is to constantly update your site and graphics? Graphics you say? Yes - people will see the same old tired graphics and will assume your content is no better.

The idea is not only to have a website - but to have it work for you. Now is the time to work with your Real Estate Virtual Assistant to devise a game plan on updating and maintaining that copy that's never been changed since you began the site, and fixing those old outdated links.  I can't begin to tell you how many real estate websites I've seen that have bad links.  I think it stands out even more for real estate sites because these types of sites almost always have local attractions, or local information.  At the time you put them in, they were working, but guess what? Your clients are clicking on them now, only to get an error message. If you got their curiosity up about that attraction, or that location, it's entirely likely they'll leave your site completely to go looking for a good link.

I've seen several sites with more bad links on these types of pages, than good. I've seen several sites that are still full of the generic content provided as part of the hosting service.  Search engines are searching for updated sites.  When no changes are made, your site is dropped - imagine if they kept every site ever built. It would be impossible to wade through them all.

This article isn't about scolding those who haven't had time to do anything about updating their websites. It's simply a caution that now, and the first part of January is an excellent time to review your site, identify bad links, and get new custom content written.

The good news? To summarize, the things you should be thinking about:

  • A marketing plan for the new year
  • Going through your website and updating broken links at the very least.
  • Adding a special page or two on a specific location or landmark
  • Updating your Home page to add copy with the most popular keywords and pertinent information and graphics
  • Thinking about "branding" yourself to make you stand out from the rest - make YOUR website the one stop shop for your area.

Hi Deb, I am always interested in the VA posts because it's something that sounds very good, just don't know enough about how it all works.  Sometime I'll have to pick your brain about this service.  I want to be in a position this coming year where one I can afford to pay for the service and two, where my business has built up and need the service.  Both would be win/win for me.  Also, you live in the area of my old stomping grounds.  I'm always curious about what's going on in the area.  Guess somethings never leave us.

I know I need help, but I just can't seem to get myself to do anything about it. Would you be able to help me? My website is at Homes.com, and I'm no techie. I tried to make a link to AR and had to call Homes.com to get it to work. Even then, there is now a recurring error on my links page (to a different link). As a mortgage professional with a Corporate Marketing background, I absolutely agree with you.  Keep your content and graphics fresh and you will have a better outcome by having more visits.  Unfortunately my PRIME website as a mortgage professional can't ever be changed so I can't update my page but..

I can update my other social websites on FACEBOOK, MYSPACE, WANNANETWORK, here on ACTIVERAIN, other social sites!!!  I always add new pics, slideshows, music and other content to keep in touch with my friends and keep them in the loop of not only what I do after work but a reminder of what I do every single day!

If you don't try to stand out, you just don't exist in this business.  We have a moving truck as well as a Hummer wrapped and always on the roads.  When the truck is not in use... I drive it everywhere!  I get more exposure with the vehicles than with any of the home magazines!

I stand out from the crowd this year, when it comes to marketing I make sure that none of my materials come from the real estate industry.  it really sets me apart!

As others have mentioned, I am already standing out, but I have not been changing the graphics much on my site. 

I have been focused on other strategies and I thank you for bringing out the importance of this strategy as well.

Implementation is key, so it is now on my list to do.

Hey, great post Deb.   Just getting around to it now... I've only been on AR for a couple months.   Dead link checking is a simple thing to do that has sound value.   404 errors make a bad impression.   There are lots of link checkers out there, so there's no excuse!   

There are lots of services you can pay for, but try the free ones first:

e.g.,

http://validator.w3.org/checklink

(but it only does one page at a time)   For more utilities like this, just search for "dead links" in Google -- and ignore all the references to the band :)
