DIY: Staging your Phoenix home for sale -  Backyard Oasis  - Part 3

One of the most important things to do when selling your home is stage it the right way. When potential buyers look at your home, they are picturing how it will look with them in it. Therefore, your home should be welcoming, bright, and clean! By doing this, it will make your house look bigger, better, and more appealing to others.

In the first part of this two part series, I gave some tips on how to make the outside of your home look appealing, so that potential buyers come inside. In the second part, I listed steps you can take to make your home more appealing once you've gotten the buyers to come in. In this last part, I'm going to give some ideas on how to make your backyard appealing (which is a pretty big one in Arizona).

Step 1: Trim up bushes and trees. Just as the front yard, you want the backyard to look clean. With trimmed bushes and trees, your backyard looks bigger and neater.

Step 2: Add some life. Just as the front yard and inside, flowers are a great way to add color and life to your backyard. Again, the idea is to make your backyard look inviting, so that the buyers can picture themselves in the backyard.

Step 3: Clean it up. Get rid of any debris laying on the porch, paths, rocks, or grass. If there are leaves and debris everywhere, it will make it look like the backyard is difficult to maintain.

Step 4: Make your pool sparkle. Pools are very important to Phoenicians. With blazing hot summers, potential home buyers want to know that they can take a dip in a clear blue pool! Make sure to skim it and run the pool pump often. Also, make sure the water is clear and doesn't smell horribly like chemicals like chlorine.

Step 5: Add some furniture. Arizonans spend a lot of time outside year round. By adding some weather sensitive patio furniture (like umbrellas over lawn chairs and tables), people will feel like this is a place for them to relax with their family.

Step 6: Keep it simple. As with everything, you don't want your furniture, lawn decorations, even pool decorations to be overbearing. The backyard should look as big, clean, and inviting as possible. So, if you're a wind chime collector and sport a bunch in your backyard, go easy on the wind chimes. Leave only one of your prettier, simpler wind chimes up. This will make it look cleaner and less noisy. You don't want to scare them away!

This concludes the three part series for staging your home for sale. Staging your home does not have to be a big production. It is something simple that you can easily do yourself!

Just remember the golden rule in staging your home: less is more.
