How to avoid the BLUE TARP discount when selling your Oregon home! What, you don’t know what the blue tarp discount is? The blue tarp discount is that immediate $10,000-$15,000 price reduction a buyer has in their offer on your home because of that ugly blue tarp on your roof that is keeping the rain out, because your roof seems to have a hole in it.

Now, there are times this can’t be avoided, especially if you have had a large item come crashing through your roof, but if it is just small leak it can be fixed and usually if you catch it fast enough for not very much money.

Recently I had a buyer that was looking at one of these homes and she loved the home until we walked in the backyard and she saw the blue tarp on the roof. She was ready to leave because she didn’t want to have to deal with putting a new roof on a home. I told her, wait, if you love the home, we can see how much the sellers are willing to come down in price because of the known hole in the roof and we can also have a roofing contractor come out and see how much it would be to repair the roof or replace if you have to.

Well, when the listing agent called us to ask what my client thought about the property, I told them they weren’t interested because of the roof and that the house was overpriced because of the leak in the roof. Two days later I got a call from the listing agent with an offer from the seller. They were willing to sell my client the house for $7,500 less that it was listed for and pay their closing costs if they would buy the property as is.

My client just got the blue tarp discount and the roofing contractor came out as part of the inspection, said the roof was fine and for $150 could replace the shingle that had blown off and fix the damage. So, sellers, do you see how that call to a roofer would have saved this seller $7,350? Now you also know how to avoid the BLUE TARP discount when selling your Oregon home.

We had a listing and I notified the owner that he had a roof leak. He fired me and my associate then hired a new agent and proceeded to drape a large blue tarp over the house soon after the new agents sign went up. It has now been covered by a black tarp in some places. Looks like another agents challenge now!

What a good example of the costliness of ignoring needed repairs - buyers pretty much always estimate a lot more than the actual cost will be - if they don't eliminate the house altogether.

Never did hear that term before.  In our neck of the woods, I would call it the blue tarp kiss of death.  These homes just don't sell or more like a 50% hit on market value.

Ouch!  It makes you wonder why the listing agent did not get a roofing contractor out there proactively to find out what it would take to fix the roof...and then get it fixed!  Sheesh!

Terrific--informational, fun and worth the money! At least for YOUR client. As their listing agent (should've done), I would've been all over that to begin with BEFORE LISTING. Like, gee why don't we get a bid for the roof so we know ahead of time what we're dealing with?  No agent wants to blindsided and even worse, costs their client money that they shouldn't have to fork over.

Blue tarps are a big NO-NO out here, even if you're covering FIREWOOD! Ha.
