I'm reminded yearly, as our snowbirds leave Martin County Florida's Treasure Coast and my community of Willoughby Golf Club, to travel to different parts of the world for the next 5 to 6 months, some of us stay behind to bask in the heat, warmth, and dry conditions. While other parts of the US and world are suffering the impact and tragedies of earthquakes, tornadoes and flooding conditions, we here are awaiting the "rainy season" to arrive with anticipation.
As a full time resident of Florida, so many of the snowbirds look to us full timer's to keep them posted while they're away. Not much new on the home front regarding weather, but I can certainly keep them posted on the home front and market conditions.
Willoughby Golf Club, one of Martin County's premier private golf communities sits on 403 acres, consisting of Estate and Neighborhood homes, totalling 375 single family homes. In less than a month, WGC will start it's renovation on the clubhouse. Last word from WGC's General Manager's blog is that "it's all good!" Our club will be closed during the summer months, as we ALL anticipate a grand reopening in November, just in time for the snowbirds return. Some residents believe that this renovation is truly the answer to improving our home sales and golf membership sales. The verdict is out . . . Will this "grand" renovation improve our Gated Golf Club Community Sales & Golf Membership Sales???
All residents recently received a management report the end of April stating "we've had 11 home sales to date with 3 more pending. Management is optimistic about current member leads and inquiries that should create additional memberships and revenues over the coming months." Unfortunately, many clubs go by fiscal year reporting vs calendar year reporting. Here's a recap of history on homes sold for a calendar year 2011, as of the last 5 months. Willoughby Golf Club Market Update - As of May 24, 2011, 6 homes sold that were listed (Data provided by RMLS), plus one private sale. Currently, there are 3 pending sales.
In 2008, the average sale price to original list price was 76%. The average sale price to modified list price was 86%. Eighteen (18) homes sold in that year. In 2009, the average sale price to original list price was 65%, while the average sale price to modified list price increased to 78%. In 2009, there were 11 homes that sold. As of December of 2010, 17 homes sold. The price range for homes sold ranged from $175,000 to $1,000,000. Average Days on Market was approximately 214.
In Summary - 2008 = 18 homes sold, 2009 = 11 homes sold, 2010 = 17 homes sold. As of 5/24, = 7 homes sold. There are currently 26 active listings + 3 sales pending.
