What an amazing webinar we had today where KW Realtor Kristan Cole, Century 21 Agent Linda Hall and RE/MAX Broker/Owner Shane White shared what website strategies are working to close more business.

Kristan Cole (www.KristanCole.com) shared that they can track 39-40% of their close buyers coming as a result of their web marketing while Linda Hall (www.LindaHall.com) says that in 2011 this year 30% of her closed buyers have also come from a direct result of her website marketing.

Gone are the days where you can just have a website where you have generic pages of Home, Buying, Selling, and a contact button and think results are going to be different then the average. What I (Tricia Andreassen here typing) is that they are doing specific things in their overall website to raise engagement with their visitors. Here are just a few important elements that this webinar covered that I wanted to pass along.

1. Be specialized - Sure you might be in a metro market but don't be the "jack of all trades" or should I say "jack of all markets" (haha). Be purposeful in showing that you work specific towns, communities, areas or niche segments in your demographic.

2. Prove that you are the resource of knowledge for this market. Having pages like www.LindaHall.com/Fort_Mill proves that she knows the town and she is giving folks specific homes for sale. If you work niche markets like Luxury homes then have a page on it. If you work waterfront, then have a page on that. Show that you know what you are talking about and show that you are the obvious choice!

3. Don't forget the IDX search! Make sure to have IDX searches strategically sprinkled on different pages in the site to compel them to click through and ask for more. What good is having a page about a specific market if you don't partner it with a specific result of showing listings in the market.

4. Constantly focus on driving traffic to your site. Whether its craigslist ads, facebook marketing, 2x1 classified ads, print marketing with creative calls to action to get them to your site just remember this. Have a clear message and preach the message and spread the word.... EVERYWHERE!

I agree Linda...the webinar was great.  I took a page of notes just listening to you and Kristan, and plan to get with Tricia to implement some of the missing parts of my web strategy in the next few weeks!!  Thank you all for sharing and for Tricia for putting on such an incredible learning experience for those that attended!
