We have almost 10 months of inventory in South Jordan, UT right now.  Builders also have a lot of homes that haven't sold that are not on the MLS and they keep building.

The builders are foolish to keep building with the inventories so high IMHO - are the builders killing the resale homes by their pricing?

Some builders are killing the resale homes with their pricing.  We have a huge development called Daybreak that has only been being built for the last few years, most of the builders have been dropping their prices in that development, especially on spec homes.  It is really affecting all the existing homes for sale in that development and in areas near it.  People who live around there can't sell their homes because buyers can go get a brand new home for the same price, the only existing homes that have sold in that area have fully finished basements and low prices.  A lot of people in that community are trying to rent their homes, but Daybreaks HOA only allows a certain percentage of homes to be used as investment property.  It will be interesting to see what happens with the real estate market within the next year.

It sounds pretty much like SW Florida.  There are some builders that actually auctioned their spec homes off so that they could get them off their books for their fiscal year-end.  Here is the sad results - home owners that bought their homes for about $350,000, saw the auctioned homes go for between $145,000 to $175,000!
