Dear Mr and Mrs Seller in Nampa Idaho,
I need to have a heart to heart talk with you.....if I am going to list your Nampa home that needs to be sold via a short sale then I need your help!
In order to you sell your home we need to work together as a team.....I will be providing you with a list of documents that you will need to quickly fill out.
If you don't understand the documents please ask for help! No question is a silly or dumb question. The paperwork can be daunting but it is necessary for us to fill it out so that the bank can make decision on your short sale.
Just because you have provided me with your bank statements and pay check stubs once....I may need you to send updated information on a monthly basis.
If you get mail from your lender.....please don't leave it in a pile on your counter top...there may be information that I need to help in the negotiating of your short sale.
I can't read the banks mind....if you can't bring yourself to deal with the correspondence from the bank then please bring me the letters...I will open them and address them with you if necessary!
A good way to think of a short sale qualification's paper work is that you as a home seller have to "un-qualify" for your loan. We have to justify why you can no longer afford your home.
Keep in mind that just because you don't want to make the payments because the house is not worth as much as it was when you bought your home.....that is not considered a hardship. Chances are the bank won't think so either.
Please direct your questions and concerns to me......just because your aunt or your neighbor or your co-worker sold their home via a short sale doesn't mean that it will be the same for you! Every bank and every transaction is different.
Also....please please please answer your phone or at the very least return your voice-mails or emails. I don't want to have to chase you down and have to come and pound on your door in order to get a hold of you. I really am not trying to harass you .... I want to help you through this process...and if I call you, it is only to update you or to ask for a bit more information.
Together as a team we can work to stop a foreclosure on your Nampa Idaho home. Remember it will take a lot longer to get a loan on your next home with a foreclosure than with a short sale!
