During the month of September there were 58 newly marketed properties with an average asking price of $677,165.00 The lowest asking price is $179,000.00 with the highest at $2,700,000.00.

There were six properties reported as under contract with an average asking price of $611,450.00. What this means is that there is a 10 month supply of homes currently on the market.

Sixteen properties closed title with an average asking price of $470,849.00 and they were on the market for an average of 129 days.

Twenty-Nine properties contracts expired from the market with an average asking price of $640,024.00 and they were on the market for an average of 194 days.

Homes are still selling in Sparta Twp; NJ. this report indicates that the desired price range for homes is not in the newer properties listed in the 600k price range but the re-sale homes in the 400k price range. Meaning there are more and more first time home buyers coming to the area.

This can be attributed to the good schools, plenty of outdoor activities, parks and easy commuting via bus to NYC located within the town. Trains are only 15 minutes away in nearby Dover NJ. Easy access to routes 15, 287 & 23.

Sparta is a nice area with wide open spaces and an array of shopping and houses of worship. It is the center for Doctors offices in Sussex County and is close to Newton Memorial Hospital.
