Buyer’s Final Walk Through Before Closing
Heading to that closing can be a little hectic, but you need to make time for that final walk-through. Hopefully, the sellers have already moved out, and have had the home professionally clean, and ready for immediate move-in. But, just in case here are a few things that you need to check and not overlook on your final walk-through.
1. Make sure all the repairs that were requested and accepted have been done.
2. Getting copies of paid bills for work done by contractors is always a good idea.
3. Having copies of any remaining warranties is also recommended.
4. Make sure there are no major changes to the property since the last time you viewed it.
5. See if all the items that were included in the sales price, i.e. draperies, lighting fixtures, etc, are still there.
6. If there was a non-realty addendum for personal items like the refrigerator, washer and dryer, you will want to make sure those items are still in the home too.
7. Hopefully, all those items from your inspection report which were successfully negotiated to be serviced or repaired have been completed.
8. See that all garage door openers and remotes have been left in the home.
9. Also see, if all the instruction books and warranties on appliances are available.
10. Look to see if no plants or shrubs have been removed from the yard.
11. Check the attic, closets, and every room to make sure that the seller has removed all of their personal items, that were not listed on that non-realty addendum.
12. You will want to get any codes for the alarm present alarm system too. Be sure to call and update all your new codes once you have possession of the property.

Jerry, a final walk through is a MUST. Things shouldn't change but it's best to be certain. Take any papers you have with you to verify that what was stated is still there or been done. It's also important to get a "final water meter reading for real estate".
Yes, Susan. Those contractors definitely have to be checked out before you close. I would want my buyer to be certain that all the items requested to be repaired by any contractor was completed, and done correctly. It's a good idea to bring your inspector back for that second look, since I am not an expert in that area.

Hi Jerry. We always recommend a walk through when working with buyers. You never want that phone call after closing from the buyer who is surprised about something or other.
