I don't work in that price range- My inspiration from a consumer comment.

Tish Lloyd wrote a very good post "I don't work in that price range"It was on the feature board and got LOTS of comments.  Most agents chimed in to agree that we would not forgo the cheap house buyer or even serve them any differently than we do our higher priced buyers.

Then there was comment #68.  It wasn't even my post, but the tone of it really offended me.  Maybe it was the "I don't believe you" and the "consumer" was talking to all of us who agreed that we don't tell clients "we don't work in that price range".  Please go read the comment before you continue.

Well I call Bull you know what.  I don't have a price range I don't/won't work with a client.  In fact, sometimes those people who are buying that lower priced homes get a lot more work out of me than the half million dollar clients do.

These are three of my 2011 deals where I was the selling agent.

And for anyone who questions the "truth" behind these numbers, give me a jingle and I'll walk you through qpublic and show you just how you can verify these prices and closed dates in the public records in the county in which they sold.  BECAUSE I DON'T HAVE A PRICE RANGE THAT I REFUSE TO WORK IN. I currently have a $14,000 listing.  He gets the same treatment as my $465,000. house, same advertisement, same flyers, same reports... same same same.

The twelve thousand dollar sale... full service... you bet.  She was a cash buyer (impressive for her young age) and what did I do for her to make my service full service....  Let's see I drove in the evening to meet her to show her where the attorneys' office was, oh and I spent some of my $360 commission on repairing a water line break she found the day after closing. (didn't show up on inspection- was near the meter and such a small leak at the time of inspection the dry ground did not get wet)  If she called me today I would help her do anything she needed me to do that I am capable of doing.

Ah, the $52,100- HUD foreclosure.  (sarcasum here- oh course that one was a piece of cake).  Oh and did I mention it was not the first contract with this buyer.  The first one was withdrawn after too many issues showed up upon inspection.  I was on the phone and the computer for hours with that one.  HUD homes present challenges, but at end of the deal my client was happy. He told me I would always be his agent and he'd always recommend me and he apologized that I didn't make enough money.  Seriously.  He called me last week to ask for help in "getting my house off the internet"

The $186,500- Today that buyer called him and needed a plumber and the name of someone to redo the seawall and dock.  I started working with them in September of last year.  I showed them lots of homes, and I will continue to be their agent and answer their questions.

So I just have to say one more time... most of us agents.. really don't have a price range we don't/won't offer our full service.  And if you still don't believe me... come buy a cheap house from me and I'll prove it.

June- me too :)

Chris- I can't imagine the mindset of either an agent who does that or thinks they should, or a consumer who thinks we all do it.

Tammy, you will have that $12K buyer for life.  And, no there shouldn't be a threshold for price ranges.  I commended Tish and now I am commending you for doing such a great job!

Tammy, this is a business and an agent can define exactly what their business is. Some will not do short sales or rentals or too low a price range or out of a geography.

This is a great post Tammy.  The consumer you linked to is pretty jaded.  I work with all price ranges, and buyers.  If they are pre-approved, and there is inventory that will work for them -- I'll help them!  This is a great post!!

Ron- I kid that buyer and say I took her to raise, she's about my daughter's age.  And I think I need to go by soon and check on her.

Gary- If an agent wants to have a different business model than I do, that's okay with me.  I have no problem with it.  In fact I don't go outside my geographical area because it would be a disservice to to my client.  But this post was about someone saying they do not believe agents DO NOT draw the line at a certain price point.  Indeed, some of us don't.

Susie- yes they are.  In fact today when a current client said.... "Do all your clients bug you this much", I laughed and told him no.  He has lost several homes and just another this week in a multiple offer situation, but we'll find him THE house.

Carla- jaded? perhaps, But I just don't handle someone thinking I'm not being honest well.  I just couldn't stop myself.  I don't propose this the best or only way to do business.  But I refuse to let someone say that some of us don't do this.

Mary- who me?

It is true, I also will work for anyone. I find go giving is a rewarding experience. However, I do know what comment #68 meant about not really having any choice. If I had hundreds of clients, I would most likely refer the ones I did not like or the lower commission ones. I would never turn one down, but get a referral. Serving others is the most important point and that is what I take from your comments. Have a great day Tammy.

Tammy - I've been working the low-end of my market for my entire mortgage career.  I do understand that Realtors/agents have a right to establish any business models that they want - really I get that.

The thing that irks me is that I have heard Realtors/agents say that they don't want to work with my borrowers because they're more trouble than they're worth.  A sale with one of my borrowers can garner a Realtor/agent a paycheck of $5,000-$10,000.  NOT WORTH IT!!!   SERIOUSLY???   Only in LA!!!

Tammy, Of course there are agents who's niche is luxury or upper bracket homes and will refer the consumer.  Like you I don't have a price range.  I've worked with renters and made a whopping $50 for a days work, but it was the right thing to do.  I enjoy what I do and everyone always receives the highest level of service I can provide...one of the toughest transaction's I was involved in I made the least and it was by choice.  I think #68 had a bad experience with an agent or is projecting...just my opinion.

You tell em' Tammy!  And, I love the proof!  No doubt, the little deals can sometimes require a whole lot more work for a whole lot less pay than other deals.

I found that comment offensive.  People do really have a poor opinion of us because there actually are people who give them cause to.  But then people like you make up for it.

Tammy ~  This is an excellent post, and you are Proof Positive that most of us in this industry "do care" and ACTUALLY go the extra milessssssssssss to give back and to help others, while building our business.  By the way, you really have a way with a good rant!!!!!!  Now about Mr. Public Commenter #68 -- right, Consumer my behind!  Then we got down the comment board a bit to Jody & Perky -- right, Another Consumer!?!  Comments and no names?  Right . . .

Cal- who has hundreds of clients in this market???  I want to meet them.

Donne- me too girl.  I did not just start this year taking on clients in any price range.  In fact, some of my previous clients moved up this year to a 4 bedroom... we sold that first starter home for them too.

Nick- I didn't mean to imply mine is the right or only business model.  Just that there is no need to "not believe" an agent who says... Nope, that's not how I roll.  And sorry I hadn't answered yet when you stopped back by... I had an appointment then a board meeting... finally I'm gonna get some work done this afternoon.

Melinda- Part of the reason I do this job is the heartfelt emotional reward of helping people.  Of course I like to eat too, but I don't need to be rich with money.  I am very blessed.

Jane- sadly it is true that a few rouge agents can give us all a bad rap.  But I suppose it's the same in any industry.  Pro sports, lawyers, doctors, law enforcement ... a few bad apples seem to make it hard to be an upstanding person in most professions.

Tish- I have never writen a comment I won't sign my name to and have to plans to do so.  I put my money where my mouth is.

Hi Tammy, interesting thought. I read the original post and #68 and yours. I read them because they reminded me of a conversation I recently had with another. It had to do with leases, sales and prices ranges. Let me just say that the way I see it the bottom line is that anyone can set a price range, location, etc when marketing dollars but if anyone calls everyone should provide the same service for all.

Tammy - I believe you, and comment 68 was BS - there are plenty of agents who work all price ranges, all types of sales, and give 100% good service to their buyer or seller.  Those that choose not to, can say so.  That is fine.  But to accuse someone you don't even know of lying about their work is the BS.

I also think that Tim is wrong - you can work both Waffle House and the Ritz.  You do not have to choose.  I lost money on a HUD transaction last year - I would do it again, in a heartbeat.  I worked for the buyer, 100%, just a bad chain of events - she was thrilled at the closing, still is.  And I thanked her for her business.

Teral- oh I agree 100% that an agent can market to any target buyer they wish.  I was just so offended that that someone used the "I don't believe you" for those of us who do actually work ANY price range client the same as any other.

Virgina- ah yes, the deal where the gas alone costs more than I make, but in the end I have thrilled buyers at closing.  I'd do it again too.  I had an agent who works for me recently log 2000 miles over 100 showings, and replacing a tire after a nail got into the side wall.  But in the end... client very happy and will recommend my agent.
