ST Joseph Statue Sales Soar in New England!

You may have heard about the custom.  In fact, I'm sure it has been blogged about here on Active Rain more than once. I've blogged about the subject twice on my Eastern CT Real Estate Blog.  Home sellers bury a St. Joseph statue in the yard and the home sells.  Once the home is sold, the sellers unearth the statue and give it a prominent place in their new home.  Over the past couple of years, the market was so hot that invoking St. Joseph was hardly necessary.  Last year, as the market slowed, St. Joseph suddenly made a comeback.  I currently have several sellers in Eastern CT, who have buried the little plastic statues in their front yards following the directions that I supplied.  You can even find little St. Joseph home selling kits online for $9.95.

As a catholic, I can understand the connection between St. Joseph and praying for a home sale.  St. Joseph is the patron saint of homes.  I can't figure out why he needs to be buried upside down but I suspect he does have a sense of humor.  I don't consider it blasphemous or superstitious; I actually do believe it works.  2 million or so St. Joseph statues sell each year and I gather many of them end up buried.  Right after I wrote my first blog on the subject, one of my home sellers gave it a try and their home sold  a week later....to a minister.  I really don't make these things up.

I googled the topic today and found hundreds of links including one in the Boston Globe.  A local shop owner talks about sales of the statue. "If sales of the beige, 5-inch St. Joseph statues are slow, it means the real estate market is strong. If sales are brisk, the market is weak. Lately, all signs point to a real estate meltdown: He's selling 300 statues a month."

In the 2003 book by Stephen Binz, Saint Joesph, My Real Estate Agent, there are lots of examples of seemingly miraculous home sales.  One story in the book, which has made the rounds on the Internet, is about a rather impatient seller who buried a St.Joseph statue. "He planted it in the backyard, waited a couple of weeks, but nothing happened.  He planted it in the front yard, waited another couple of weeks, and still nothing happened.  He planted it in front of the yard sign, waited, and still nothing happened.  He then planted it in the side yard, waited and still nothing happened.  This went on for over three months.  His yard was full of holes from planting and replanting St. Joseph.  After three months the seller was frustrated and threw St. Joseph in the trash.  A few days later the frustrated seller opened the newspaper and saw the headline "LOCAL DUMP HAS BEEN SOLD"."

Like I said, St. Joseph has a sense of humor.

I don't know what to think of the little St. Joseph statues except maybe I need to open a side business if things are going that well. LOL

My information is that the proper use is to bury it upside down facing the house in the backyard. Works for me.

This is a big cathloic area so its been done since I have been in real estate. A funny story on that note was a great seller I had with a condo on St. Charles Ave. She went to buy one after her condo had been listed for 7 months without an offer. She couldn't find one to buy. She went on the internet and printed one out. She cut it out, put it in an envelope and put it out. They were moving to Texas in the next couple of weeks. I tlod her it was worth a try. We got two offers the next week that were both good. We were able to close within a couple of day of their new purchase. Was it just luck? She prayed about it too!

Paul - Yes, a little St. Joseph Boutique might be a good idea.

David - Everyone seems to have a theory.  If you search the internet you'll find several variations.

Eric - that is hysterical!!   He is very powerful if just a print-out will work!

They were so popular up that our board of REALTORS started selling them.

I never used one but maybe now is the time.

Linda, TLW and I had come up with a marketing scheme to mail out little Broker Bryant statues with my biz card attached and instructions on how to bury Broker Bryant in your front yard. Thought it would make a great sollicitation. Never did it though.

How about little Linda Davis dolls?

Great marketing idea compliments of Tutas Towne Realty, Inc.

I've never tried it in 20 years, but I suppose it may be time to give it a try. Praying can't hurt.
But I bet if you reduce the price that might help too!

Dan,

Maybe I should just pray that they will reduce the price?

True story. We had a condo in Florida that would NOT sell. We got together in the back yard..planted St. Joseph upside-down facing the direction we wanted to head  (NORTH)  formed a circle and held hands while respectfully requesting the immediate sale of the condo(if it was for the good of all parties)...the NEXT DAY it sold for cash. I love St. Joseph.

George...I am lughing out loud at your comment...

I have known several of my Catholic agent friends that would do this on a regular basis. I have one on the market that I just may give it a try. Can't hurt, can it?

Linda,

Do you think if I bury one in my back yard it will bring me sellers?  I always thought St Joseph used to be put in the corner of the concrete when originally being poured for a house.

I may have the wrong Saint here. But I know my parents had a Saint buried...Hmmm that sounds wrong...

Tell George we all noticed his comment on burying Realtors!!! ha ha

I have heard stories about this working for people, I tried it myself on a new construction spec. house I built last summer and I was not so lucky, it did sell but took 4 months after St Joesph showed up. Friends of mine had a house on the market 6 months did the St Joseph thing and sold their house in a few days after.

"The Lovely Linda" aka squeak.

Broker Bryant is right. One of Seller's actually loved that idea.

BB forgot to mention the Broker Bryant shovels. Why shovels? So our Seller's could dig up their...

Broker Bryant figurines (dolls) when we sell the house. LOL...
