We averted a tax deed sale by 9 minutes, This transaction sold on Saturday and was closed Tuesday Afternoon!!!!Taxes paid at 8:05 ( this particular deed was next on the docket just prior to 8:15. Closing Attorney rushed to Clerk Of Court and Filed the Deed at 8:19

This is a must read for any professional consumer or person that has any pending sale or any future sale of real property that has taxes due.   

This episode all started back last fall when our company presented a proposal to auction 5 acres and a home in Ocala, Florida. The sellers declined the opportunity at that time citing that there was fear that no one would show for the Auction and they would lose expense, time and effort to sell the property. 

Well now comes March and then April and two other years has passed with the taxes no being paid. There are two outstanding tax certificates and now the holder of those certificates has applied for a TAX DEED sale on the courthouse steps with the clerk of the courts in Marion County, Florida. TROUBLE...I say Trouble because once the application is received and processed the Clerk of Court can hold the Auction of the Tax Deed upon short notice and guess WHAT.....this was in process.

Our company in late April received the authorization to hold the Auction and our process began with a date set in just less than four weeks. May 21st was A-DAY and all marketing was set around that time for the Auction Cry to identify the high bidder. All the while we knew the time was important, and with reassurance that a tax deed sale probably would not occur until June we marched on.......They said probably NOT---DO not ever trust the hearsay words of anyone when ion this situation. The seller called, my staff called, the closing agent called and the officials at the MArion County Tax Collector made the same statements, PROBABLY wont happen until June, there are 300 cases ahead of this person, never the less May 21st was the Day.
