It is quite disturbing when agents and realtors act immature when things don't go their way.

Over the past year or so, I have been the brunt of anger from other agents. My sellers have received phone calls from other agents AFTER their property was listed with me. I've had buyer agents without contracts or seemingly "fall from the sky" try to lay claim to commissions (even after the sale!).

Some say they will "sue" for procurring cause.. (even without ANY evidence of procurring cause!) Yes there are times when procurring cause does exist.. I am not writing about them here.

 I've even taken listings that have expired and learn of the previous listing agent beg the seller to cancel me! The agent also called my seller with a bleeding heart story as to why they should cancel me. and relist with them because they had a buyer! The same agent called me trying to get a commission from a prospect (without an offer from a buyer on a showing 2 weeks ago.. mind you)...claiming the 60 day clause in the listing contract means she can take me to arbitration... (no offer was presented either verbal or written) ... WHAT?????

We all know this clause is void when a listing expires and a new agent is hired.

My most recent buyer side story is an agent that wanted a commission after the home was sold. Again, no mention of another agent, buyer contract was non-existent, and the home wasn't shown by the agent either! This agent called me 3 times in one day over this, and called the buyers to harrass them as well! WHAT????

I find this  behavior deplorable! I myself have experienced losing a listing, a buyer or a transaction to another agent. It is upsetting, but the only person I can blame is me! You cannot take this out on the buyer the seller or the other agent.

The purpose of this blog is to ask you, who voice your anger to your potential clients, and other Realtors and agents,  it really makes us a profession look immature and unprofessional.  IT IS OKAY AND HUMAN TO BE UPSET.. silently...or vent to a friend..BUT NOT AT THE EXPENSE OF OTHER PEOPLE!

When buyers and sellers make different choices, and  when you don't have contracts in place to protect your interest and no documentation of facts, then please please, take the high road and  just suck it up, be pleasant and say.... "NEXT!"  BE THE BIGGER PERSON, FIND SOME MORE LEADS. MY BROKER SAID THAT IF YOU HAVE ENOUGH LEADS, AND YOU ARE WORKING THEM,  YOU WON'T SWEAT TOO MUCH ABOUT THE ONE THAT GOT AWAY.

I know what you are talking about.  The pity card I find most distasteful.  Another disgusting line is I have a buyer relist with me for another 6 months.

I am with you on this. I would rather lose 1 deal than fight for weeks over a few dollars. In our business we must keep the momentum going. I wish we all had this mentality. NEXT

They are so many ways for agents to get themselves wrapped around an axle when it comes to commissions and clients.  Occassionally there is a real procurring cause case to be made but you better have strong evidence to support your claim before you start action.

Lori - As the market becomes more and more challenging this is the type of behavior that becomes common place. There are a lot of desperate agents out there. It is too bad you have been involved in it on multiple occasions.
