@Jon: We have never failed to receive a fair market offer from a ready, willing and able buyer. However, about 10%-15% of the time one comes across a lender valuation that has no bearing on reality, in which case there is nothing that can be done.

Unfortunately, there is no "magic dust" that will enable one to sell a $100,000 house for $150,000.
