#11 prescription Hide your prescriptions and your jewelry.

#12 neutural samles Use neutral pain colors when painting your home. Don't pass on the repainting job to the buyer. He will just move on to the next house on his list.

#13 custom draperies Remove all custom heavy drapery from your windows. Custom means taste specific and you want your house to appeal to the wide range of buyers.

#14 dining roomArrange every room according to it's original purpose. Dining room should be a dining room not a play room or an office

#15 letters Do not leave any information about your family where your buyer can see it. It includes your bills, calendars with Birthdays or your Kids names on the wall in their bedrooms.

I like the tip about hiding the Rx pills!  I would have never thought of that.  But it does make good sense.

Anna - You are the staging list queen!  More great advice.  Taking down a child's name is very important, and I find most homeowner's don't think about it until it's pointed out to them.  Better safe than sorry.

Anna, I had to cover some of these very issues today. We picked a couple of neutral colors for the walls and talked about various thing like loose keys and photos etc.

Anna- I think most sellers and Realtors as well are a little surprised when we mention taking down the names of children on the walls or anything that would identify them.  When we tell them why, it makes sense!

Jenifer, I had a client who's Rx pain pelieve was stolen by the floor installation crew. So it i important not only when the house in on sale but also when it's being prepared for sale.

Janice, neutral is always more appealing and it is great when seller is open for renovations.

Kathy, some people do not realize until we tell them.

Many people are shocked when I mention hiding the pain meds. They just wouldn't think that someone would come into their home just to steal those.

I've found people to be very surprised when I tell them to hide prescriptions.  You would think this would be common sense!

Roger, believe me it looks familiar to Stagers and Realtors but every time I show this list to my customers, every single one will find a thing on the list that they never thought about. That's why I call them "my favorite tips"  Thank you for commenting.

Shar and Sharon, I get surprised customers about Rx all the time. They think who would need THEIR Rx but I explain them what if theirs prescription will be stolen for no reason, than they will face: going to the doctor, paying extra because insurance pays only ones a month,  finding out at 11pm that you don't have the medecine you are taking....

All great points.... each one of them is important and should be done as you said, even before they prepare their house for sale!  I just love this series you are sharing...  great job Anna!  What a wonderful benefit for your clients to have this list.... you are always on top of it.  I really learn so much from you!!!

Anna--great points.  Sellers are often amazed that buyers will actually open drawers and medicine cabinets.  I also just had a conversation with friends in Chicago about removing their rose-colored swags and cascades before listing their condo.  They thought any drapery would be better than none.
