Hi, Michael:  It surely does feel good when things work out.  I'm pleased to re-blog this as well- as it feels good to hear folks talking about things "working out".  In these days of CNBC, MSNBC and all pounding us with signs of doom and gloom, we need to echo positive things from the mountaintops when we hear them.

It just feels good!

Yes I do feel good when things work out.  Sometimes the cosmos line up and no matter what happens, it all goes right. 

I was assigned a tenant check for a bank owned home in San Diego.  I did verify the property was tenant old garage rentaloccupied and the PTAFA of 2009 rules would have to be followed by the bank.  On my second visit to do a habitability inspection on the old garage converted into a studio  apt and rented for $850/ month, I asked what she would like to do as far as finding a new place to call home?  When I explained  her options, she could stay and pay rent to the lender for 90 days before moving OR I could possibly get her 30 days free rent and RAP (relocation assistance program) dollars.  Of course the latter was the way to go if she had good credit.  In fact she got $3000. in assistance and saved that months rent payment. 

So why is this so important? 

The fact was New kitchenI pulled credit on her (with her permission) and saw she qualified for a loan amount of $120,000.  In San Diego, that's not much, might buy a trailer in a park somewhere.  But I knew she already was comfortable in the area and was home to her for 3 years so I looked for a Fannie Mae property in the area with a 5-6 mile radius.  We found a 2 bedroom condo, new paint, new carpet, stainless appliances in the kitchen, mirror wardrobe doors, new inteNew living roomrior doors and hardware, new windows in a gated complex for $80,000.  3% down payment, 3.5% in buyer closing cost credit to her and I even got a $1,000 bonus. The HOA docs are not a worry or the appraisal with fannie mae.   Her payment is less than the rent of the old studio garage including the HOA, insurance, taxes and will provide pride of ownership for her in the years to come, a tax write off against her income and all the feel good stuff helps the economy move in the recovery direction.   Good coming from a bad situation!  So congratulations Ingrid on your new home and making happy memories.

Dennis.....thanks for your comment on my blog....yes it seems like it was IE 9  browser....I am using firefox for this comment....hope it goes thru......it seems like it's the browser that I am using....

Hi, Aida.  I have had a good bit of success using Firefox.  It got to a point where I just wasn't able to insert any pictures with Internet Explorer, so I started using Firefox for that.  I don't like running both IE and Firefox on the same computer, though- so I'm looking to evaluate Firefox to decide if I want to go solely with it.  Any suggestions or comments from ActiveRain-land would be greatly appreciated.
