They've chosen a neighborhood that has a reputation of great schools and we went to work finding the right property for them. .

Meanwhile, while we were busy doing this, I asked them to do their part:

 

  • A letter of explanation for their future landlord about arriving to the decision of the short sale.
  • A copy of their credit report hopefully highlighting good credit with the exception of the missed mortgage payments
  • Copies of their pay stubs
  • Copies of any other supporting documents
  • At least one recommendation letter from a friend (not a relative)

 

 

We went to work with this and located the perfect house. .

The application process went without a hitch. .the landlord was delighted and the complete package presentation did its magic. .it worked!

 

The best thing about this is that they don't have to sell their furniture, they still have a separate dining room ample enough to accommodate their current dining room set.. they still have a yard for their kids to play,. .ah.  and the big bedrooms. .they were very happy about this. .in fact the children bedrooms seem bigger in this new house. The location was just perfect a few blocks from their preferred school, even closer to their work than before and their payments is LESS THAN HALF of what their mortgage payments used to be..

 

Talk about relief

 

I think I saw them smile in a way I haven't seen it before. .genuine relief and happiness when everything comes together.

Fernando - It is definitely more appealing to a landlord to see that the prospective tenant had a short sale and avoided foreclosure...I have had tenants turned down that were willing to give 5 months security deposit.
