The Voice of San Diego Real Estate Suggests That the Purpose of Home Remodeling has Changed

Over the decades past we have seen neighborhood revitalization take place first starting with a homeowner remodeling the home to increase the value. Today, we are seeing more and more remodeling being done out of necessity with less emphasis for increased value and more to fulfill the family's needs.

And interestingly, many of the improvements and additions are not adding to the value like times past.  And depending on neighborhood and the very localized market, many of the additions are making little difference in the overall value  while if they were to come to market, would make them at least more desirable to purchase.

Much of the remodeling being done is now for older or retiring homeowners that are buying more energy efficient appliances and other " green" improvements such as water conservation but also adding features that would allow them to remain their home well into their senior years. So many of the remodeling dollars are to improve functionality and safety especially in bathrooms.

Other improvements include more efficient windows and roofs that reduce energy costs. Remodeling costs that stay within certain boundaries of aging in place are becoming the new norm. Aging in place may include grab bars in bathrooms, widening doorways for easier mobility, more user friendly floors and surfaces that make maintenance much easier.

One of my senior clients recently renovated their kitchen and two baths with easier to maintain surfaces, grab bars at toilets and in the showers and tubs, and will be resurfacing patio areas and adding  a patio cover to help reduce cooling costs. While budget was one of the guiding principles, they also carefully considered the cost savings in their new energy efficient appliances and the re-landscape to be more efficient, facilitating a major cut back in the water usage.

Hi William,

So true, many people just do not want to move up or down, and just want to stay where they are, and upgrade and adjust their current home to make it suitable for their use and abilities in later years. We see a lot of this in our area as well.

Bill, this is a suggest & it's happening on the East coast too...my clients don't want to spend the money on 'fluff' anymore but the same things you mentioned...great post.

William - we are seeing in Chicago those younger homeowners who are knowing see their family grow from 2 to 4 people, moving out of condos and looking at homes that they could expand, where they can stay put and live their life there .. more then the former usual 5 to 7 years.

William - The Voice of San Diego Real Estate is right on about this.  This is one of many trends in the market place and likely to be here to change.  Things change, they never go back to being the same.

Yep, those one story homes are more in demand too with our aging population.  Or two stories with downstairs bed and baths.  The 'instant gratification' mentality got a lot of people into financial trouble. A house doesn't have to have every wizz-bang new designer stuff to be a good house.  It's probably a healthier trend we're seeing now.

William,  Great post and a wake up call for me in yet another way the value of the FHA 203K loan can be marketed.   There is a changing dynamic in our demographics with people living longer, parents moving in with children and children moving back home with parents...in addition to the need to make a home more accessible for disability, aging or just plain comfort.
