Davidsonville Real Estate Market Improved

Closed sales and prices were up for Davidsonville last month, compared to April 2010.  While homes were on the market a long time (224 days), that’s down almost 25% from sales a month earlier.

What do these numbers this mean to you?

Current homeowners should be encouraged by real estate activity last month, because each of the critical categories reported here have shown improvement in the Month on Month comparison, and prices were up over April 2010.  The artificial influence of the first-time homebuyer tax credit last year had little or no impact on Davidsonville, since most homes in this zipcode are not priced in the right range for a typical first-time home buyer.

  • Davidsonville Home Sellers:  Your zipcode is outperforming many other nearby zipcodes, when it comes to pricing.  Now may be a good time for you to consider selling, if a move is in your future during the next few years.  The average price in Davidsonville this year was higher than any April since I started tracking in 2006, and the median price was highler only one year since 2006 (in 2008).
  • Davidsonville Home Buyers:  Davidsonville homes are holding their value, in spite of the slumping real estate market locally and nationally.  If any area could be considered a “safe” investment, it’s probably this one.  Why not take advantage of today’s low interest rates… upper-bracket homes will feel the increase of higher interest rates and proposed down payment requirements more than any others.  There may never be a better time to buy in this area.

Margaret ~ Wow! A real estate market where the average price is HIGHER than in 2006?  I didn't know such a place existed!  Very nice interpretation of your statistics for the seller and the buyer, hope you sell a couple this month.

Melanie - Me, too!  Yes, you're right, this is unusual... but I think it's because the entire zipcode is pretty much "upscale" and sales for less expensive homes are not impacting the average and median prices the way they do in some zipcodes.
