Vacant listings can be a challenge since they need to be maintained. If the owner is local, the lawn is probably being taken care of. But what about the rest of the home? Who makes sure that the carpet is clean, no trash has been left behind? Unfortunately, some agents allow their clients to bring in food and drinks and those containers don't always leave again.
If it has been raining, do you make sure that the tile floors don't have mud left behind?That they are dry, so nobody slips? I usually leave a piece of sample carpeting by the front door for just that purpose. Shoes can be cleaned there upon entering! Do you check the facilities to be sure that IF they were used, they are still in pristine condition? Is there still toilet paper, liquid soap and a CLEAN hand-towel in each bathroom?
Bugs can also be a problem. We don't have roaches here in Florida, we call them Palmetto bugs! Nothing is worse than finding one or two dead on the floor when you go to view a home. Who cleans them out? Do you have one of those plug-in bug deterrents that drives bugs OUT of the home?
There are so many little things that need to be checked AT LEAST weekly! That is why it is important to either put it on your to-do list OR have a handyman that takes care of it for you. I do both! While the handyman does the actual maintenance, we both check the place weekly to make sure it is in pristine shape!
A handyman can also cut the lawn, edge around plantings and add mulch as necessary. Having a reliable person take care of these little things can make your life as a Realtor run much smoother! I know I am busy enough doing listing presentations, showing homes and doing other business related things. If you don't have a reliable handyman working with you and you take listings, you certainly need to work on finding someone soon! Your life will run smoother and your listing will sell quicker, since it is being kept in perfect shape for prospective buyers!

Barbara Jo - that is excellent advise. It is tough to especially if the seller is out of town. Handyman is the best to hire for a small price to take care of small issue before they become big.

Ryan - while staging does assist in the sale, not all clients will go that route. In addition, some homes really are not worth the expense. I have seen many that I would not have staged had they been my listings. It is a case by case decision.
Michael - probably because nobody is there to take care of the little things that need to be addressed.

How many more homes could be sold by just a fresh coat of paint and carpets cleaned. The banks throw money away holding these properties for too long. Great article!
Appalling to see how many REO listings are neglected for months at a time. Even more so when they aren't properly cleaned out prior to marketing. The pictures, if any, certainly don't do much to encourage buyer interest.
I check my properties on a weekly basis.

Good work, Barbara. A home never stays clean, even after it has been cleaned. Dust, bugs, dirt... you name it. It always comes back!

Barbara, there is a vacant listing in my neighborhood (which is a great neighborhood with well-kept homes and yards) and after trying to call the agents and not getting a response I left an email message letting the listing agent know that the neighbors were complaining and planning to contact the city. The yard was taken care of pretty quickly.
This was a great post, and many homeowners call me asking what they can do with THAT UGLY property on the block. Many cities within Denver have ordinances that state vacant properties must be maintained, or the property will be cleaned up by the City, and a lien put on it until paid!
Barbara-Jo: Some home stagers also offer a weekly maintenance service to help support the listing agent and homeowner. Check with your home stager to see if he/she can help you out.
I have a couple of vacant properties on the street I live on. I go out and cut the grass etc every couple of weeks for my own piece of mind. I can't stand looking at it, and I figure the better it looks for a potential buyer, the better it helps the neighborhood when it sells. I wish that when a property is bank owned the bank would be held responsible for basic maintenance... Great post!
Hi Barbara-Jo, Great reminder. I always call a listing agent to provide feedback and usually would include any needed maintenance at that point.

I have no intention of cleaning someone else's home, cutting their grass - nor paying to have it done. That said, I typically get the sellers to agree to use a service - even banks for REOs!

Hi Barbara-Jo - It's a constant struggle. I had one vacant listing last year where we had a real problem. It was a condo on the top floor of a large complex. We had "the hurricane without a name." Late winter storm with hurricane force winds. it felled trees everywhere and some people were without power for a week. I checked the unit right after the storm - NO PROBLEM. Eventually the unit went into escrow - but it was an exceptionally long escrow. During that period the roof started to leak.. What a mess. Fortunately between me and the stager we were in the unit fairly frequently and it was caught quickly. But you have to check things because stuff happens!
Nicely said, Barbara-Jo. It is tough to keep up with a vacant home. A stop by to check on things is expected, but cutting lawns and shoveling snow is more than I can keep up with. Getting the sellers to hire a local handyman to stop -by regularly is a great idea will likely be worth it in the end. Thanks.
