Want to buy one of Metro Atlanta homes for sale or Atlanta foreclosures at a discount? The question I get from many buyers is "will the owner/seller accept an offer less than the asking price?" My answer to this question is simple: Make an offer! Stop standing at the fence. Get into the game. If you don't make an offer, you will never know the real motivation for selling the home. I took one of my buyers yesterday to look at some Roswell homes for sale. We found a very nice home in a subdivision where all homes have sold this year for $267K and up, and all homes on the market in this subdivision are listed for $280K and up. Our index home here is listed for only $240K, and I think the seller will accept a lower offer. My buyer will most likely move into this home at a price of at least $40,000 below what all other homes have sold for. This is a 15-20% discount. I have two other buyers, one looking for Marietta homes for sale or Smyrna homes for sale AND the other looking for Lawrenceville homes for sale, Duluth homes for sale, or Norcross homes for sale at a discount. I am confident that I will find something for them, even if it is not a foreclosure. There are some very good deals out there, if you know how to look for them.
