Seller's Question: How do I increase traffic to my Home

I got a question from a potential home seller yesterday on how to increase traffic to their home that is currently listed by another agent for sale. Apparently the agent does not want to do open houses to advertise the home because she thinks that open houses are a waste of time. My response to this question is simple. What do you achieve with any type of advertising? What is your return on investment on any type of ads. The fact that you are reading my blog about real estate marketing, confirms the notion that most home buyers today are searching for homes online. Let's say your home is located in Marietta. Just type in "Marietta homes for sale" in Google, the most popular search engine. Is your agent' website on the first or second page of Google? Is your home listed on their page? If not then you are missing out on a lot of traffic. I know many investors who buy and sell their properties only using aggressive internet and email marketing without ever putting a 'for sale' sign on the property. Is you agent able to do this? Are you listing with this agent, just because she is your cousin's friend, who happens to hold a real estate license? This market needs more aggressive marketing to get results. "Don't be penny-wise and Pound-foolish". You get what you pay for.
