I've never seen a market like this before.......ahhhhhhhhhhhh

The markets up, the markets down, nothing is selling, everything is selling, its a great time to buy, why should I buy...why why why......are these questions you have?  Are these questions you hear all the time.  Is all of this new?  Are we in a unique time?  Since I have been selling real estate as of 1987 I would say no.  No matter what the market, somebody is upside down on their home, some body losses their home in foreclosure.  Some body cant quailfy, every buyer wants a deal, and every seller wants more money.  Needless  to certain things get magnified based upon circumstances and quite honestly what is popular and sells newspapers.

Bottom line is professionals have seen this before.  Whether its a good time or bad time to do certain things depends on your own personal circumstances and hopefully you have a professional that will analyize your situation and give you an honest evaluation on your options, and then help you execute the game plan.

The fear is not and up or a down market it is one that stands still.

Elgin.. Very true.  The market does change, it is local, everyone's circumstances are different and you have given sound food for thought.  I can say that I am seeing home prices now go up in certain areas and less short sales.

Changing again.

The two biggest drivers of market activity (or inactivity) are the media and the weather.  The media keep harping on the drops and not the increases (which are many around the country) while severe weather in the northeast and mid-west have forced buyers and sellers to put their plans on hold.  If we get those two things to stabilize, we should see balanced and improving markets.
