
Many Westside Angelenos rarely venture to Downtown Los Angeles. When we do it is usually to visit a business or spend time in the 100 blocks of the L.A. Fashion District.
There is another side to Downtown Los Angeles, and that is the residential loft community that is sprouting up in buildings that were once offices, factories, etc. And, by Los Angeles standards the prices are quite reasonable at a median of around $350,000. These lofts are a great alternative for USC students, instead of renting.
There is a new Downtown Los Angeles lofts development at Santee Village, a hip community in the heart of the shopping district with rooftop pool, gym underground parking and more.

So true about 'westsiders', Jane. I was amazed a couple of years back when I went to go see La Boheme at LA Opera and decided to tool around the downtown area during my partner's rehearsal breaks. Lot's of new development, especially for loft living, etc. Bringing homeownership downtown is a very good thing.
$350,000 for LA Jane is very reasonable especially in a decent location.. Great local post to your area. Those lofts sound like a great option for those that work and go to school in that area.

Stacey, And that is the median price. You can find some quite nice properties under $300K.
Great use of the old industrial buildings and affordable downtown living. I really hope we get to visit CA next time we're out in AZ.
We're seeing some of this in Chicago ... and what interesting architecture and living it offers. Creative use of buildings and portions of buildings close to employment and business centers. Makes perfect sense to me .. and also seems like it would rejuvenate downtown areas. A win-win ...

Jane - I have a couple of borrowers who are looking to purchase downtown because that's where they work and they're tired of commuting from the valley. The challenge is finding a loft not either in a mixed use bldg (hard to finance) or a loft that's not be illegally altered (unpermitted work). They're frustrated but they continue to look.
Jane, Until I became a regular reader of your blog, I had no idea that LA had such a large number of downtown condo properties. i just assumed the areas of the NE and Chicago were the typical condo downtown markets. You do a great good of educating on your blog.

Gene, I think it is a great idea. And without all these lofts being developed I think Downtown L.A. would have withered away. Instead it is going in the opposite direction.
Donne, it is a little tough Downtown. Way too many short sales and REOs, or buildings with lawsuits filed on them. There isn't that much choice. But I think as things turn around they are going to make good investments.
Wayne, this is a fairly recent phenomenon in L.A., but very fast growing. And thank you for your kind words.
Jane - I was downtown to take my broker's exam a couple months ago and was surprised at the number of loft conversions available. My son has friends living downtown and they love it. With $4.00+ gas this will become a more popular option.

Jane, this is a wonderful "eye-opening" post for people! Loft conversions are a great concept, I know of several in San Jose, CA. :)
