After a tenant moves into a property they have a period of moving time that needs to allow for a little lag in maintenance time. Some owners are quick to blame tenants for necessary repairs to a property. However, we have to remember it takes weeks for some tenants to fully move into a property, sit down, and actually use everything in the home to find out if it is in working order or not. Depending on how long the property has been vacant often times plumbing will back up, sinks will begin to clog and the whole house, that was last lived in by the owner, and had NO PROBLEMS THEN! Well that house is now turning upside down. There is maintenance to be done and someone has to pay for it.

Tenants want a clean livable space to have they family or friends over and brag about the house they are spending their hard earned money for. They dont want to have to worry about the plumbing backing up or the carpet being a greenish yellow shag with red stains from 1975 that have not been treated or replaced. Happy tenants will equate long term tenants. And long term will equate into rent increases that are warrented. Happy tenants, more rent income. WIN WIN.
