Let me introduce you to Piney Orchard in Odenton.

Built as a planned community Piney Orchard has evolved into a self contained community of every imaginable amenity. There are 40 neighborhoods within the Piney Orchard boundaries which offer endless housing options including rental apartments, condos with or without elevators, townhouses with and without garages and single family homes. There are 55+ communities and assisted living facilities too.

The community is bursting with recreational opportunities. A lake with walking paths, hiking and biking trails,  nature preserve, pools (both indoor and outdoor), tennis courts, playgrounds, fitness center (inside Community Center) county ball fields, and a NHL regulated ice skating rink.  Piney Orchard even has it's own website.

Piney Orchard is served by two elementary schools, Piney Orchard Elementary and Four Seasons Elementary. The upper level schools are Arundel Middle and Arundel Senior High.

Piney Orchard Marketplace offers a Blooms grocery story, coffee shop, cleaners, gas station, eateries and more. And just a few miles down the road is The Village of Waugh Chapel Shopping Center with more great stores and eateries. But the best is yet to come as Wegmans is coming to serve the Piney Orchard residents and others as well.  

In the other direction and about a mile down the road from Piney Orchard is a MARC train station to take you to the DC area if work leads you in that direction.  

Since Piney Orchard is a planned community there are Homeowner Association (HOA) fees. There is the yearly Piney Orchard Community Association (POCA) fee and a monthly fee for the neighborhood you reside in. There is a front foot fee charged to each homeowner as well. This is quite common in the Anne Arundel County area and is paid to offset the developers costs to bring public water and sewer to a property. The fee is usually for 30 years after which it is considered Paid in Full.

Piney Orchard has been part of my real estate DNA since the community and I both started our real estate life at the same time. . I have watched it grow and have assisted  many people and families move in and around the community. It is a great place to own an investment property as well as it is a hot rental area.
