Increase Your Arizona Home’s Value Before You Put It on the Market


Increase your Arizona home’s value before putting it on the market by following a little sound advice.


Increase your Arizona Homes ValueHave a professional home inspection done on your home. It will alert you to any improvements needed and give you the opportunity to make repairs or replace faulty systems. The standard home inspector’s report will cover the condition of the home’s major operating systems and structures. By making the necessary repairs or replacements, you will put your home in better selling condition. Costs for professional home inspections vary, depending on the square footage of your house, but in general range from $250 to $500.


Get your home in tip-top shape. Have your carpet professionally cleaned, holes in the wall or cracked stucco repaired and paint touched up. If necessary (especially if there is a lot of damage from pets, kids, or cigarette smoke), replace your carpet and repaint your home in neutral colors.


Make sure your home has curb appeal by mowing, weeding, and trimming trees and bushes. If you have a pool, spa or water feature, be sure to clean and treat it with the proper chemicals, so that it isn’t mistaken for a pond. If you have a clothesline, take it down. Clean up trash and even add some color by planting seasonal flowers.


Do some deep cleaning and decluttering. Go through each room and immaculately clean from top to bottom, baseboards and walls to ceiling fans. Pack up any clutter (especially in closets and cabinets) and unnecessary items, including pictures, so that the space and rooms appear larger and tidy. If necessary, rent a small storage unit (which can be done for less than $100/month) to keep your packed boxes and extra furnishings.


Update your kitchen and baths. You can add new faucets, light fixtures, hardware, and if necessary, cabinet and countertops, as well as new appliances for a fresh, modern look.

Outdated faucets, light fixtures and hardware are easy to remove and are fairly inexpensive to replace, especially if you research the best deals.


As far as cabinets and countertops, if you are on a tight budget, you can pick up Rust-oleum’s do-it-yourself cabinet refinishing system (doesn’t require stripping, sanding or priming) at any home improvement store, which contains almost everything you need to refurbish your cabinets. You will need to purchase some additional items, but for under $200, you can refinish up to 200 sq. feet of cabinetry. They also have countertop transformation kits, and for $300, you can update your outdated laminate countertops without having to do a costly replacement.


Kitchen appliances can easily be replaced with more up-to-date appliances for a sleek, new look and can also be replaced fairly inexpensive if you watch for the best values. The good news is that any money you spend on your kitchen and bath updates will at least double your investment in the value of your home.


Make your home as “turn-key” as possible. Most buyers (especially first time buyers) are not looking for a fixer upper. For many, getting a home loan right now is already hard enough, which makes it difficult to find additional money to invest in needed repairs.


By investing in your home prior to putting it on the market, you can dramatically increase its value and your chances of selling it quickly. It is a buyers market right now, so anything that lets your home stand out above the rest will only benefit you as the seller.
