Into my open house! You walk quickly by me when I am talking to another person in the hopes that I won't press the issue for you to sign the sign in sheet. Don't think I don't know your schtick cause I do, this isn't my first rodeo. You are the "independent contractor." You don't need my help. You don't want my advise. You are looking for homes on your own and doing just fine, thank you. When you want to look at a home you just call the listing agent to show it to you. Do you know you are doing yourself a diservice though?

If you give us the benefit of the doubt us agent are fairly helpful. If you are scoping out this home in a attempt to figure out how much your home is worth just ask me and I will do a market analysis free of charge. If you are here to figure out how to make your home more salable just ask me and I will tell you what improvements are worth it and which are not. If you are looking to buy a house I will show you the best buys in the neighborhoods you specify to me. I may even know who built your house and how well he built it. If you work with me I can drive you around in my car instead of having you waste all of your gas. I can stear you clear of that house that smells like a huge litterbox. I can let you know that a shortsale might take longer to close then the month that you have to move in. I might even know facts about the situation of the seller that might get us a better deal....that is if there were an "us." I have a good idea what certain improvements run in price and I could dissuade you from that fixer money pit  that you are considering. I could recommend that you check into more then one banker so you could save a half percentage point and big money over the life of the loan. I could tell you about resources where you could check out crime statistics or school ratings. I know which contractors do good work for a fair price and I know who I have heard complaints about. I can even make sure you get to the banker so you find out what you can be preapproved for so you don't fall in love with a house out of your price range. 

Just give me a chance....I am a wellspring of knowledge. You can't help but be if you do this for a living and enjoy every minute of it.

Why don't consumers get it--you need representation!  It doesn't cost anything unless they buy.  How many other professionals will work very hard for maybe several months without compensation?

It is nice that you have so many people at your opens, too.

I agree with Shannon #8 because I've seen many people come in quickly and leave just to see the house.  They're usually neighbors.  The other ones I get are the looki-loos who say they'll buy but when cornered actually have no intention of buying until they get a deal that would make the papers.

If you think that is sneaky, one of my colleagues had her guest registry STOLEN from her open house by another agent!!

I wish I would have been there for that incident.  The head first "fall" out of a 2nd story living room window would have made headlines.

I see that a lot and sometimes during our "season" it gets so busy that some visitors happen to help themselves to some of the odds and ends around the homes, soaps, perfumes, etc.!

As a lender, i see the value a good Real Estate agent brings to a resale transaction. You should try dealing with people that think they should be able to do their loan on their terms.

Great points. Most people are afraid that we will eat them or rob them if they talk to the agent during open house, some just want to be left alone. I used to be like that when shopping. When a sales associate come up and ask if he or she can help, I always decline. I know have a different perspective. It is their job to help and I can benefit from their expertise.

Very nice post!  People (including myself) are so tired of being "sold to" that they think any contact with an Agent is going to mean a big pitch and (phone/email) pestering.

Frankly I think if we didn't have open houses at all it might serve the seller and our industry better. Think about it, why do most agents hold open houses? #1 reason, to show the seller your actually doing manual labor in marketing their home. If this is the case you clearly didn't explain to your seller the true value of what your roll is as their broker. #2 reason, to meet the general public and share with them something of value about Real Estate and that your the best choice for them when the time comes. And make sure the house is vacant or staged. There is just too many questionable people out their to allow them into your clients home. This is the message you need to pass on to your sellers. Open houses are great for new agents but don't just allow any agent into your listings. There a direct reflection on you. I ccoukd go on but I feel likeim boring you. Have a great day and never forget the value you bring the table and do your homework. Your client is depending on you.

Jason- The next rodeo is this weekend-National Open House Weekend!- Woohoo! Five of the suckers.....Or maybe I am the sucker!

Fernando- I'm not so sure I agree with that one. The one time I milked a cow it stepped on my foot.....cows are heavy....and it takes a toenail 18months to grow back. OUCH!

Jami- That is a  intriguing idea!

Coral- I am just afraid something will end up missing! Especially at some of these expensive houses with all of the knick knacks all around.

Cheryl- You are right on!

Nancy- I know sometimes you wish you could charge by the hour for some of these people! 

Bryan- Yes I have a sign in sheet and on it it asks time frames for purchases or selling and motivation level.....that is very helpful!

Anthony- Wow just wow! We are not like that here in my local MLS! 

Christine- Well I suppose they need to stay fresh too! But seriousely this is what worries me the most.....Theft! With unattended brats being second!

Matt- Oh we deal with them too! They want to have us throw in part of our commisson for downpayment or some sort of repair...etc.

Mike- There has been a couple that I would have liked to eat! Like about a month ago I had a couple who just let their two year old run free! I found him after he had rearranged half of the books in the bookcase!

Gregory- I don't so much want to work with them......a little acknowledgment would be nice though!

Adam- I take a friendly approach and try not to be obnoxious myself. And I am sure that I have lost some people by not being aggressive but that is just not me!

Robert- Agreed open houses are mostly just for show and are for me to find buyers but not necessarily for that house. I wish there was more media on the fact that open houses really are not that effective.

Mike- I seem to have one or even two per open house! Lucky Me!

Sounds like you are getting more traffic than a single agent can handle.  That's a GOOD thing.  One way to catch everyone is to have a partner that you trust and with whom you work well team up at the open house.  While one agent is chatting with one set of buyers, the other greets the other buyers that are streaming in.

Rosalie -- You've outlined every good reason to work with an agent. At my last open house, I had the 'same people' sneak through...by me and another agent working with me. We were both engaged in conversation, although we both greeted them, but they would not sign in and went out the back door.  They don't know what they're missing by having good agent representation.

All excellent points. I do giggle when I see people that don't think they need a professional. They have no idea what they are getting into, what they are buying, or why it's an actual profession.

I do attend the larger open houses of the properties I stage. I am a lurker, but the realtors know it's because I am often listening to feedback from people touring the house to make sure everything is going as planned (as designed :). The last one I attended did contain MANY nosey neighbors! Kind of shocking.

I like Lizettes use of the sign saying sign in with.. But we did that and took it one step further because of an epidemic of problems in our market area at the time. We posted a sign on an easel. Saying welcome to our open house, The owners have entrusted us with their most important possession, their home. We ask you to fill out one of the cards to your right and give it to your hosts, Jane and John, with a photo ID before you can view the home.

We went on to cover the just looking thing to say one purpose of the open house was to gather consumer opinions about the property so we would really appreciate your viewing the home and giving us your comments even if your not interested in buying this specific property.  

We would walk the people out to their car saying thank you coming etc. but the real purpose was to get the license number. For a buck on Monday we got the DMV info if the card seemed incorrect which was great, but then that psycho murdered the actress in California and the laws at the DMV were changed and we couldn't do that anymore, But with the photo ID 98% of the time we had correct info. The side benefit was neighbors that were thinking of selling gave us a call, they liked the idea.

Robert- I might have to do this if the open house traffic keeps up. Generally its me sitting around doing crossword puzzles though!

Barbara- They even went out the back door! That I have never had happen at least.

Vanessa- You are a permitted to lurk though that is your job! Nosy neighbors seem to be the rule around some neighborhoods!

Brian- I wonder what the reaction would be if we asked for photo ids here in our market. A market that still takes paper checks and  lets you pump your gas prior to paying. Hmmm?!
