Vacant homes can take the longest to sell. Consequently the original asking price can also depreciate considerably.  They are often taken off the market. The longer on the market, the less appealing property becomes and don't kid yourself, people remember! Potential buyers are not likely to come back once they have already viewed a property that they cannot see themselves in.

  • Less than 10% of people can visualize spatially. They cannot see the end from the beginning. They will breeze through an vacant house so fast, because there is nothing stopping them! They need a reason to stop and say, "Oh, I like this reading corner", or "How nice, the living room is big enough for 2 seating areas!"
  • 63% of Buyers want a home that is ready to move into.
  • An empty house offers little to ‘stop' for and potential buyers breeze right through and out the door.
  • Property presentation by a professional stager statistically sells homes in half the time.
  • Staging property reduces objections, prompting higher offers, selling for 6.9% more on average.

Don't even give the property the chance of sitting empty for a long period. Don't wait to stage when the bulk of your potential buyers have already gone through, because they likely will not be back, reducing your chances of getting a buyer quickly. 

Stage right. Stage from the start. Sell in half the time. Sell for more.

Deborah, Good advice.  I notice many builders leave a new construction on the market vacant for many months before calling in someone to stage---I believe they could have sold the home much faster.  Then again I'm seeing builders that are calling in stagers right away and having success!

There certainly are some builders who are onto the benefits of engaging a stager for professional property presentation. I have had the pleasure of staging new developments with terrific results!

Deborah,  I couldn't agree more.  Always stage a vacant home before it goes on the market!  The first two weeks on the market are the best time for selling so don't wait!
