This lovely rambler on 1/4 acre just closed this week. Listed at $425,000 we sold for $420,000 after a week on the market.  This home went under extensive remodeling and staging to get it sold for this price, this quickly.   The sellers had tried to sell in 2008 with another broker, but they had not made the updates or done staging necesssary to do so.  And the market was declining then and they did not make the price adjustments fast enough.

Here's a breakdown of what we did:

Pulled up wall to wall carpeting to expose beautiful hardwood floors, then refinsihed them.  This was the most important thing they did.  Harwood floors are an absolute must and give every home loads of character.

Removed old heavy curtains.   They had very thick old fashioned drapes.  They were not bringing in light and gave the home a dated feel.   We pulled them down and installed very simple rod and pocket panels from Target.  Incredibly inexpensive and made a huge difference.

Replaced kitchen cabinets, pulled out old pass through cabinets and opened up kitchen to dining room.  This house had great flow already but you could not tell with these cabinets in the way.  We replaced the entire kitchen (minus appliances) for $5,000.  

Replaced old light fixtures.  This is an easy fix that gives an instant facelift.

New bath vanity.  Again, simple, inexpensive update that can really transform a bathroom.

Replaced basement carpeting.  Although this carpet was not that old, the cats had done a number on it and it had to be replaced.

Fresh coat of paint throughout.

Put tiles in entry vestibule flooring.  Believe it or not, it had a concrete floor and when it was on the market before, no one suggested they change this.  It cost $85 bucks!

Staging.  We were on a budget, so instead of paying a stager and charging my clients for accessories, I spent about 10 hours staging it myself, brought in many of my own accessories and even furniture and had the clients spend much less on accessories overall.

These updates were necessary to keep up with the comparable sales in the neighborhood.  Another similar home with similar udpates had just sold for $412,000, so we knew we needed to step up and get this home in top condition, and it worked!
