What a month... 

May came and went...and despite some of the markets that did not fare well....The  ROCKPORT  MARKET did GREAT... (as reported in the MLS)

Just the facts....

Last year sales totaled 22 single family homes.....

Sales ranged from $55,000 - $525,000

Sold/List % averaged 91.72%
$$ per square foot averaged $113.67
The average days on the market 143


This year sales totaled  22 single family homes...

Sales ranged from $34,913 - $760,000
Sold/Listed %  averaged 90.65%
$$ per square foot averaged $140.98
The average days on the market 265


Sellers held on to the asking price.... took a bit longer but overall theMARKET VALUE of their home was almost $27 per square foot better than in 2010.

Buyers waited a bit longer to make a decision ...however it was not quite the  "buyers market" as it was in 2010.  


Sellers if you are waiting for the market to improve to list your home... NOW is the time.

Buyers if you have been waiting for homes sales to drop some more... you may miss out on a great home...
