Why Isn’t This Townhouse Selling? (Home Staging in Houston and Katy, TX)
The moment I saw the bedroom, I knew why the house had not sold. It was a great three story townhouse near downtown. Perfect for anyone interested in a trendy neighborhood, this particular townhouse was one of the “best” in the complex according to the Realtor™ and I understood why he said so. This townhouse was on the end of the row so only one wall was shared and, because it was on the end, there were windows in this unit where there were none in the other townhouses in the complex so there was much more light.
The seller was disappointed that a buyer had viewed her townhouse, as well as another one exactly like it in the same complex but made an offer on the other one. The Realtor™ that brought us in was the second to have this listing. He was actually the listing agent on the townhouse that had already sold.
Like most of the three story townhouses that I have seen, there was a bedroom, bathroom and the garage on the first floor. The second floor was the kitchen, dining area and living room. Yes, empty rooms always seem smaller than they are, but it was very light and bright due to the extra windows. The third floor was the master suite. I’m convinced that this is the room buyers were having trouble with.
The room was divided by walls that protruded out and cut the room in two. Typical buyers are not able to envision how a room can be, but by strategically placing furniture, and accessories, buyers will begin to imagine how their own things will fit in the room. Used wisely, furniture can actually make a room look bigger and furniture not only defines a room it inspires. Often it is just that simple.
The townhouse was on the market 214 days when the seller ended the listing agreement with the original agent. She contacted the agent referenced above and he recommended that Memorial Staged Homes be brought in. Five days after it was listed again; the townhouse had an option pending. Needless to say, the client is delighted. Closing is scheduled for next week.
