Lake Charles New Construction Homes Often Need Personality or Warmth

I am a big believer in personality.  When Lake Charles Buyers begin to  view  new construction "spec" homes sometimes they just all start to look the same and run together!

Lake Charles Home builders  build beautiful homes but most are very neutral and kind of boring.  There is no personalization in most new construction homesnew construction When  Lake Charles home buyers walk in an empty house most of them don't know what to do with the floorplan or rooms, or how they will place furniture. 

I'm a Realtor not an interior designer or a home stager.  Alot of  Lake Charles Realtors will "stage" their own listings and those who do create a more inviting atmosphere. The buyer is able to envision placing their own furnishings when they see  an example. bedroom staged I think builders who are not staging their homes are missing out.  I have worked in a real estate market before where stagers were the "third party" in the transaction.  They become neutral and most are paid a percentage or flat fee only if the home sells.

HGTV will back me up on my opinion with all the real estate shows about marketing your home.  HGTV says that the number one mistake that people make before putting their house on the market is not staging.

Curb appeal is  the first impression and a well manicured landscaped yard is appealing to buyers. So whats up with Builders not even throwing some sod down on all that dirt?  When viewing Lake Charles new construction, Buyers will ask me, "what about the yard?"  Meaning they want to know what is going to happen to all the mounds of dirt in front of the house or the open ditches to the street.  Some Lake Charles subdivisions or neighborhoods require a certain percentage of landscaping be done per the Homeowner Association Rules.  This can be as much as 10% of the sales price of the home.  Builders can skimp on landscaping and will not always follow the HOA rules thus leaving that expense for new homeowners.new home

Dress up your Lake Charles New Construction Home to Sell.  Do something to add personality.  Buyers like perks and perks usually work no matter what you are selling!

100% agree...."dressing" up and not going naked works wonders for new construction as well as re-sales.  Presentation will help SELL!!  GREAT advice to your local builders!

Without adequate staging, I think most people do not glean the full vision of moving into a home, whether it is a resale or new home construction... g

Marilyn, as the wife of a builder I'd say he never had to stage a house to get it sold, but a new construction that he didn't build, but I listed....should have because of its untraditional layout!

Marilyn, so true - just a couple of rooms staged or a centerpiece with a pop of color make a ton of difference.  I like your photos - the first and last ones show a "stark" home while the second photo makes one feel more "homey."
