Robin Scott in Texas has blogged below about helping the divorcing client to buy or sell a home. 

I was in a mastermind session yesterday with other Realtors, and we were brainstorming about problems clients have which need help and solutions.

One Realtor is specializing in helping divorcing clients, as she herself is divorced.  She said that this is a huge group which needs guidance in real estate, and I believe her.

She said, for instance, that it may be commonly thought that the spouse who works at home should get the house, so that the children don't have to be uprooted.  But is that really a good deal for this spouse if the house is older, has a mortgage, has a leaky roof, a HVAC system that is almost shot....in other words, a money pit?

The other spouse, in exchange for giving over the house, may get the 401K funds. It might make more financial sense to sell the house, let the children move to a smaller, newer (or at least in better repair) home in the long run.

This is one question that needs to be thought over and discussed with a legal professional and Realtor.

I appreciate your thoughts on this. So, many divorce situation are ending in short sales or foreclosure in our market. These situation are often emotionally charged and combustible, I am sure your level headed approach is a great benefit to your clients.

Yes, Shannon, Suzanne, Dustin, these people need help. They have so much on their plate just holding it together, that it is hard for them to make basic, logical decisions about their future.  Seems to me that they need a no-nonsense coach/Realtor/Attorney/financial adviser with some empathy, but someone who won't let them wallow in pity and firmly nudge them to move on to make hard decisions.

BTW, I think it might be better if we DON'T know the couple personally. We have friends who have split up and we didn't get the listing and we are not disappointed.  We didn't want to be in the middle of their stuff.
