Shelton CT Single Family Real Estate Market Report for May 2011

Shelton CT single family home sales for May 2011 were off 30% from the same period last year. 

Further analysis of the dropoff in number of houses sold in May 2010 compared to May 2011 is directly attributed to the expiration of the homebuyer tax credit in June 2010. Sales in May 2010 were artificially inflated due to the credit and will be much the same with the June numbers. 

Average list and selling prices INCREASED 11.48% & 10.64% respectively.  

The median home price was UP 15% from the same period last year.

Home values continue to stabilize and move in an upward direction.

Let's look at the numbers of houses sold the last few months in Shelton which would be a more accurate indicator of the current sales. Sales in May 2011 were UP 31% over April 2011.

June is trending to be good as well with 27 houses under deposit and 29 pending sales (under contract).

Barbara, that's good news for the bottom of the Valley. Further north we're still seeing very little upward movement in prices.

Hi Barbara - Great market report! It's interesting that your list prices and sale prices are up by a considerable amount.  In our area, the homebuyer tax credit actually made people pay more (it seems to me) so that our median prices invariably are less than they were a year ago.  March through June last year spiked and you have to wonder--people would pay almost anything to get the tax credit!!!

Ed -- This month showed a pretty accurate increase.  Bulk of sales were all centered around the median....not a lot of high sales to skew the averages.

Peggy -- ONce we get through July, if we are comparing to the previous year's sales, we should see a fairly more accurate picture.  June's reports will look the bleakest compared to last June, but we will have to explain it AGAIN!  With the credit, you have to wonder how many people really saved anything as, you're right, they were getting $8K back so they may have paid more in many cases.
