I had a phone call from someone, today, who wanted to see a property that I had on the market.

I called her back within a few minutes, (I pride myself on my response time) and she said that she'd already reached someone at my office (the agent at the floor desk) who was going to show it to her.  That's great, I said. (and I meant it... my main job is to sell my listings... not to double-side them).

I then noticed that I had an e-mail, through Realtor.com asking to see the property, and a "LeadRouter" call to view the same property.  All of these calls, e-mails and leads were generated by the same person within a matter of a minute or two.

She'd gone online, found the listing, and presuming that the best way to hear back quickly, was to hedge her bets and contact each and every contact on the page.  Phone, fax, e-mail and "contact me".

That's just how quick you need to be, and how accessible you need to make your properties today.  The internet generation... the 'instant message', text me now, the 'I need it now' generation is hunting for properties.

Will you be there?

on the other hand, I visualize this client being upset with me because I am not answering my cell phone call from them at 9:00PM on a Sunday night....

Alan - this is so true.  You really need to respond quickly to internet leads...that's what they expect and it's not uncoomon for them to do multiple searches.  And, this expectation starts to permeate into other areas as well.  We really do need to improve our response times.  We've done better, but can still improve.

Customers do expect a speedy response and that was really fast!  I find problems with Lead Router because often the leads come a day or two after the person put their request into homes.com, etc.  I always respond immediately, but my "immediate" response - within a few minutes - is often a day or two late.  All that is to say I totally agree that people want an immediate answer!  And if you can't do it for whatever reason, you miss out.

We respond as quickly as we can, but not guaranteeing insta-response, especially if already on the phone/meeting with another client.  They take precedence.

And for every one of these legitimate quality leads, we get maybe 10 to 20 that don't answer the phone, give a wrong number and are working with another Realtor.  But, you're right, responding quickly is a must.

William - don't know yet...she's viewing the property today.

Margo - in this case, the property is vacant.

Rob - there's no "fail" in real estate... oh, wait...yes there is.

Leslie - no.. the "first responder" isn't always the best choice... but our studies have shown that the first agent to respond to the call is often the one who gets the client (good or bad).

Gerard - it's the internet... there is no "wait".

Deborah - that's right!

Glenn - I do too, mostly.

Kevin - Señor Gonzales will always be around.

Carolyn - motivated to talk with somebody human.

Jay - patience is a virtue... just not on the internet.

Larry - that is correct.

Jane - and that's what's going on in our world today.  It's just the way it is.

Eric - and at 9:00 on Sunday night...I agree... let them find someone else.

Debbie - studies have shown the average response time is 72 hours... and a common response time is "never".

Liz & Bill - I agree... I don't take the call if I'm with clients face-to-face... they deserve my full attention.

I am guilty of doing the same sometimes when setting up showing appointments.  I'll follow the instructions - whether it be to call or email the agent - but I usually follow up with the alternate choice - although I usually will say that I am following up on my prior message.

Christine - Unless I'm behind the 8-ball, I ususally call one number, and give them a chance to respond before going on to the next contact.
